  I met Mike & Mike at a real investing meet up group regarding private financing for investment properties. Their laid back process seemed almost too good to be true! Within a couple of weeks my husband and I found our first fix / flip that required hard money. I called Mike Swerlyk and within minutes he sent me their very short and easy loan application. After a quick consultation asking me how much I wanted to borrow based on our acquisition and reno budget I asked him to email a couple of scenarios that they were willing to lend. Again, within minutes I had 6 options. I picked the option that worked best for us and aside from getting property insurance arranged I have had to do nothing more. Loan docs are already at title and they are ready to fund on our closing date. I've been a Realtor for 15 years and I expected the process to be much more involved and tedious. They have exceeded my expectations. I highly recommend you call LM2 Investment Group. I will give an update when we sell the property since we are taking draws on the renovation costs.   This is a Fix and Flip property. I have talk to 5 other private funding companies. LM2 Investment Group made this so easy for me when I talk to them on the phone. Other companies required bunch of paperwork, documents, Taxes or Bank statements like most of the lenders were asking. LM2 Investment Group looked at the property and information and approved me in less than 24 hours. Which is really awesome that most of the others said it will take 7 to 10 business days after reviewing all the above paperwork. LM2 Investment Group approval with in 24 hours put me at ease to close this property with the time frame I have and made me relax knowing that I have funds to close the property.
