  In one word: outstanding! If you can stay in a beach cottage that actually looks like a beach cottage, why stay elsewhere? That's exactly what the Marmalade Mermaid is all about: a beautifully renovated house circa 1940's (just guessing) with all the modern comforts of the digital era and all the charm and details of a historic house. The owners have done an amazing job of decorating the place with charm, quirkiness, a tasteful (not cheesy) nautical theme and an eye for detail. This house has it all. The beach is just across the street and you can relax on the front porch swing and enjoy the beach view. The kitchen is modern. The 3 bathrooms are clean and up-to-date. The beds were incredibly comfortable. And our kids loved that each of their rooms had a TV! I would suggest a minor improvement: update the A/C unit or vents in the beach-facing room. It was warm throughout the day (even though we kept the blinds closed all day) and not much cooler at night. The rest of the house was perfect. Definitely coming again next year!

  Duncan was wonderful to work with. With our two cats they were able to find us very nice rentals two years in a row. This year we had a few unexpected plumbing problems and they were fixed right away. Any issues were handled promptly and the men that showed up to take care of things were very nice too. Their linen service is a dream. Almost too much of a good thing, but happy to have it. One champagne glass! No problem, they brought us 6 new ones. A cool night, no blankets! They brought us two brand new ones. Thanks for the 5-star treatment!

  This is our 3rd year using Duncan Real Estate for our Anna Maria Island vacation rental. Each year we enjoy the ease and helpfulness from the agents at Duncan Real Estate. Making reservations and checking in is very accommodating. Every year the property we rent is always in excellent condition and we enjoy our stay!!!

  We stayed at a Duncan Real Estate managed vacation rental called Seagrass Retreat. This house had a great location. However we had some issues during our stay that were all related to the management company. The main issue was the sliding glass door to the pool. It seemed to be missing wheels or some sort of very important part that would make opening the door possible. It was definitely child proof which is a plus but it would be human proof in the case of a fire which is a negative. When we first arrived the house did not seem like the floors had been swept well and the pool was pretty dirty and did not have a pool vacuum. That was ok though because we turned it into a game with our toddler called “Clean the rental we just paid thousands of dollars for” and she just loved it. The weather during our stay was in the 90’s. The instructions told us not to turn the thermostat below 75 degrees and if the AC froze that we'd have to pay $500 (I doubt that the VRBO contract said anything along those lines). The AC was not working well because it was definitely not 75 degrees in the house and several of us had issues sleeping because we were so hot. The ceiling fan in my room specifically couldn’t be turned up to high on account of the screeching sound it made. Maybe some people like sleeping to the sound of a parrot being put in a garbage disposal but it wasn’t our preference. The worst part of all of it was that we couldn’t stay the last night in this house as we had planned. The property management company told us after we had booked, months in advance, that we had to leave the house on July 3rd because they couldn’t find anyone to clean on July 4th since it was a holiday. I find it very interesting that they knew in March that they’d be unable to find someone to clean the house in July. Even after cutting our vacation a day short even though we had several family members traveling from out of state, they would not give us an extra hour for checkout. It was nice to have the cleaners waiting outside our door in their running car an hour before we checked out though. In the words of my husband: “I don’t think this hospitality business knows the meaning of the word hospitality!” If the owners of this property are reading this, I hope you consider changing management companies. As Florida natives who vacation at Anna Maria almost every year, we will remember to go out of our way to avoid any Duncan Real Estate properties in the future.

We don't see any work order opened during your stay. If you would please contact us to let us know who you were in contact with in our office so we can better our procedures? We would have been happy to send Maintenance and our cleaning company. We will also pass on the comments about the sliding glass door and fans to the owners of this property. In reference to the changed rental period - we contacted you 4 months prior to your stay to let you know about the cleaning challenge for this year's 4th of July weekend. We received your agreement in the form of a signed contact on 2/23. We trusted that was ample notice for this change. We are hoping for an opportunity to do better.   My family stayed at the Surf Rider's cottage in Anna Maria for a week, and loved it! It was very clean and had everything that we needed! It is only a very short 3 minute walk to the beach where we enjoyed the beautiful sunsets. Duncan Real Estate was very helpful with any questions that we had. We would definitely book again!

  Great company with great employees. Stopped in the office to renew for next year while out for a bike ride. Mentioned a couple minor issues. By the time I returned to the rental issues were fixed!, Dealt with another local realtor for years that was taken over by a national company last year. Total disaster!!! Took 10 days to fix/replace the pool heater!! Had a terrible experience with the same national company with a California rental. Great to deal with local people again. Already booked with Duncan for 2020.

  Overall great experience. JP and the rest of the Duncan team exemplified customer service. From sending reminders for upcoming balance due dates, to providing details like wifi access and happily answering our foolish questions, the Duncan vacation rental team were the best. And we loved Breezy Daze .. It was much better than it was represented .. Bigger than we thought, had individual spacious bathrooms, a huge garage/storage area, and a convenient wagon for all of our beach stuff! Pool was clean and perfect for our grandson. We didn't realize how much we'd use the screened porch .. for both morning coffee and just before bedtime. The City pier is only a couple hundred yards away for fishing, ice cream and people watching. Thanks for helping make our family vacation one to remember.

  Duncan Real Estate did an excellent job of providing the rental, informing us of all that we needed to know about checking in and out, excellent information about things to do and places to go during our stay. The island is fantastic, and the food and sports too much to take it all in on one trip .. coming back again soon ... and Duncan will be the ones to help us.

  We rented Hidden Treasure 2. Gorgeous, clean and close to the beach. The duplex was very well equipped. The pool area was amazing. Our family will definitely book there again! Oh and Carmen at Duncan is super pleasant to work with! Great experience all the way around
