      I am having a terrible time with Superior Loan Servicing. They are not responsive, supportive or kind people to work with. They've made errors in handling our account and been less than proactive in correcting their mistakes or even addressing them. We have owned several homes besides the one we are under contract with them for, still own another out of state and have dealt with many lenders and servicing companies. Nothing like this has ever occurred, nor have we ever experienced the lack of customer service as we are from Superior. They are blatantly dismissive and it's outrageous. We are finally at the point of hiring an attorney to handle our affairs with them and will refinance our loan.

      On Saturday I emailed Barry a question on the1099 that Superior sent to me. He assigned Howard to the task and today, Monday, Howard set up a Go To Meeting call and spent time going over each interest payment. He was correct and I miscalculated. Excellent customer service. Highly recommended.

      I hope you check the reviews before you do business with this dishonest company. They took advantage of us. They never told us there was a balloon payment equal to 10% of the balance. Their fees are too high and their service is horrible. Last year we asked if we could get an extension to pay off the loan, and we were told that was possible. However, l had to request the extension two months prior to the maturity date. When the time to apply for the extension came by, we submitted our petition to them. Then, we were told we had to pay several fees to the investor as well as to their company. We sent the fees to cover the company's fees, and we we send the first payment on the extension. They notified us that our extension had been approved by the investor. They also told us to pay the fee to the investor. We were happy to get the extension approval. However, l got an offer from a good buyer to sell the subject property. It was an all cash offer and l informed Superior Loan Service that l no longer needed the extension. At that point, they cancelled the extension and informed me that we had to pay a balloon penalty of $15,200 for not getting the extension. I did not have to pay for the balloon payment if l closed escrow before the end of September 2020. However, they made it difficult for our escrow to close our transaction on time in order to avoid the undisclosed penalty. I asked the to submit a request to the investor to grant us a 50% discount of the balloon payment based on the fact that Superior Lender had made several "mistakes" and could not produce the right pay off in order for us to close escrow in a timely manner. The investor grant us approval for a 50% discount of the penalty. Nevertheless, Superior Loan Services submitted a pay off demand including 100% of the balloon payment and they charged us for two months that had been paid in full and all kind if garbage fees. We were forced to close escrow in order to meet the deadline of only five days to close escrow so we could avoid paying 100% of the balloon payment, and Superior Loan Services was nit taking my calls and were not returning my calls nor answering my e-mails. I told our escrow officer to close escrow and pay the full balloon payment. I would have to fight for a refund with Superior Loan Service, and fought l did. It took me three weeks to get the 50% of the balloon payment back, and the rest of the refund l never got it. I am submitting a formal complaint to the Department of Real Estate so that we get our money back and hopefully the DRE disciplines this dishonest company or takes their license away. They are greedy and dishonest. Stay away from them.

      In response to Mr. Lezama’s allegations regarding the servicing of his daughter's loan with Superior Loan Servicing, due to NPI regulations we are not at liberty to provide specifics as it relates to her account but after our internal investigation we find that SLS personnel followed the terms of the Master Servicing Agreement, executed and recorded loan documents, as well as directions provided by the lender. Mr. Lezama is not our borrower of record but was granted limited authority to request information on behalf of his daughter. SLS acknowledged receipt of the authorization and provided Mr. Lezama information relative to the demand for payoff on her account. However, SLS did not broker or originate this loan and has no knowledge of conversations between Mr. Lezama and the broker. With regard to Mr. Lezama’s threat to report SLS to the Department of Real Estate for alleged wrong doing or misreprentation, SLS is more than ready to provide any and all relevant documentation to show we were ethical, transparent and free of any dishonesty or fraud relevant to this transaction. In closing, SLS takes pride in how we conduct our daily operations and engagements with our lenders, brokers and borrowers.

      Accounting needs to pull their head out and when I send a principal only payment(written in BOLD on the face of the check) I FKN mean PRINCIPLE ONLY. Be glad when my loan is done with them. A few times ive spoken with customer service reps they were polite and helpful to the extent they could. They are the reason for the three star and not a 1 star review. The online portal is junk and rarely correct. After a phone call from Superior management, the payments were ironed out and operations were explained in a common sense way where I understood exactly what accounting did and why. Howard and Nick both were very professional and showed concern for my issues and a desire to make things right. Thank you both, Dallas
