      Sun Realty is a property management company for owners who do not live in the OBX area. It is their responsibility to see that the property you are renting is fit and habitable. Unfortunately, our recent experience, August 1st thru the 8th, was not a good one at all! Beware of the “Pelican Perch 502” rental property. This house was definitely unfit for the 6Grand that we paid! We had to clean the property before taking occupancy cause there was sand all over the pool table, sofa, and sand spurs throughout the carpet. Plus there were candy wrappers, food stuff and garbage on the deck. In the first level with the bunk beds, where my grandchildren had to sleep there was a register dripping water, which caused black mold throughout the room and actual vines growing through the floor boards. In the 2nd floor master bedroom, the light in the bathroom was dangling from the ceiling. All the ceiling fans throughout the house had excess dust lying on the fan blades and there was a jungle of foodstuff and garbage underneath the couches on the main level. This house definitely needs major upkeep! It is Sun Realty’s job as the property management company to keep up with the maintenance on their rental properties, and I doubt that this house has been inspected in quite some time with the amount of filth we saw first-hand. It has been years since I last used Sun Realty for my beach rental and will probably be an even longer time before I use them again. They did reimburse me my cleaning fee of $100, but were not willing to reimburse me any of my rental fee. This was definitely not worth the money we paid! It may be a great location, but the house is unfit to live in, even for a week.

      We rented a large beach house from these folks. A friend suggested another property management company and I should have listened. They messed up our linens and it took about 5 calls and 30 hours into our vacation before we had towels with which to shower. One of our bathtubs got stopped up and it took a while to get someone out to fix it. One of the dishwashers quit working and it wasn't able to be fixed while we were there. There was also an issue with power on the first floor that never did get resolved. I attempted to work out a resolution with Sun Realty and they were not interested. Next time we want to drop 18K on a house for a week, we'll look elsewhere.

      I stayed at sea oats dolphin sunrise.. advertised as no pets- dog hair all over carpet, pillows blankets. I am highly allergic to dogs! So needlessly to say I was itching, sneezing, breaking out in hives and rashes and wheezing my entire stay. Ugh! In addition-when the humidity got high- you could smell dog. I went to use a spare throw blanket in the closet it was covered in dog hair and white crusty stuff. Very gross! Obviously these house blankets are not washed in between tenants. Our first night there I was harassed at the pool by the male neighbor below us, saying my 3 little kids were “walking” too loudly and too keep them quiet. Called the Sun Realty office and they were aware of the problem with the neighbor- then why rent to families with kids if they are aware! “If I felt unsafe call the police.” Yes this is what I was told by a sun realty manager.I was angry- frustrated and completely dumbfounded- why put families through this aggravation and possible escalation with an unfriendly and harassing neighbor. It is completely irresponsible! Never again Sun Realty- your lack of basic consumer responsibility and safety boarders on negligence!

      My family and I have rented the same house twice, we love it. It has a decent pool… more than enough room and on top of that we are able to bring our dog. The reason I gave a one star review is because the cleaning staff is just awful and the staff at the office did nothing to remedy the situation. The house was mostly clean except for the food under the couch, the trash in the back yard and the syringe tip that I stepped on in the room my kids slept in. The staff basically said sorry and sent us on our way. I just can’t believe they wouldn’t and didn’t do more, this is how you lose a customer and they did. We won’t be using them next year or anytime in the future and we recommend no one else does either.

      Upon arrival we were told our rental on the beach in nags head had a problem. Something wrong with electrical and there would be repairs needed beginning Tuesday which included tearing up concrete in parking area and pool and hot tub not available for two to three days. The "generous landlord" would allow us to use pool and hot tub down the road at another home he owned not on the beach. We would also need to remove our cars during work. We had 19 people ages 2 months to 70+ and six cars and we were expected to accept this arrangement as generous. When you rent a house for $7500 to have a relaxed family vacation together it is not acceptable to be expected to have a situation where you are the one to do the accommodating. If that was all, that would have been bad enough but this house needs more than a little upkeep three of us found roaches in our rooms. One was in a bureau drawer. The hot tub could only be turned off by the breaker which of course meant it needed to be turned on to heat it each time or listen to it all night long outside three bedrooms We had no tv or wifi from Saturday until Monday afternoon. We thought this must be another problem with the electrical system. At that time we were told to stop using other facility as repairs had been made at our property without major problems they had anticipated. As you might imagine our group was not entirely happy with our week with Sun Realty at Emerald Wave.

It was an unfortunate situation that there was an issue with the pool pump and the wiring which ran under the parking area. Please know we truly did the best to accommodate your family on the day repairs were being made by arranging access to parking and the use of a pool and hot tub located across the street. We apologize you feel our solution was not ideal and for any inconvenience that may have been caused. Our records do not indicate additional hot tub issues and TV/ Wi-Fi outage was reported during your stay. Our staff would have been happy to address any further repairs as quickly and thoroughly as possible. It’s our goal that all our guests are able to relax and experience a stress free vacation. We do hope you decide to choose Sun Realty again to plan your next trip to the Outer Banks.

      My son and his friends booked a home through this agency in February 2021. Check in was June 18. When they arrived one of the ladies at the office immediately confronted them in a hostile aggressive manner. She told them that she couldnt rent them the home due to the fact the oldest person was 21. They spent $7000.00 for the week. No refund. They went to the house to meet the others and update them, when 5 police officers arrived along with the nasty agent. They were told to leave because they were trespassing. $7000.00 paid in full....trespassing. They all had to leave and drive back home to New Jersey. She treated these young adults like trash. All of them are college students with A and B averages. None of them with criminal records. Stay Away at all costs....Law Suit inbound.....

      This reservation was made online. We do not require birth dates when taking reservations or in our lease agreement. The leaseholder in this case signed a legal document stating that she was over 25 years old. She was in violation of those terms. The home was able to be re-rented for a partial week and the leaseholder received a negotiated and agreed upon refund.

      10 out of 10 do not recommend, will never use them again. Stripped the kids down after the beach, sent them in the back door and they have two grown men standing in my rental without notice! Be happy it was my kids you saw and not my wife! If you want your privacy impeded on without notice, then use them. You have no privacy with this company!

      We have vacationed in the Outer Banks for years now. I would caution anyone from using Sun Realty. The house we had, 'Has it All' was an epic disappointment. I could do a point by point breakdown about the cabinets hung wrong that did not shut properly, outside shower (to clean the sand off) not working at all, leaking kitchen plumbing that I fixed myself (it's cheap plumbing, plumbing I personally would never install). Place was fixed and touched up with poor care and done very cheaply and the house feels that way. No smart TV, that's not a Sun problem I should have paid more attention to the description. Gave 2 stars because the location was amazing. We tried Sun and we will never use them again. We are going back to Stan White Realty for our next Outer Banks trip. If your planning a trip to the Outer Banks avoid Sun, there are other better options.

      Please accept this 1 star as giving none was not possible. For starters, we stayed at WHL 53 in Corova. When we arrived the yard was overgrown with weeds over 1ft high, there was soiled laundry in the house from the week prior and it was hard to tell if the home had been cleaned, there was not anything for us to clean with, no broom, mop or vacuum. This property was a mess! We quickly called Sun Realty and left messages after messages. As the days passed we encountered many other problems. The outside plug did not work, therefore we had to go purchase a drop cord to charge our 4 golf carts that we had rented. The lock on the door that leads to the pool from the house would not lock, the bunk bed was very unstable and dangerous. I had my son sleep on the couch so that he would not fall through. The light switch at the front door was infested with ants and when you turned the switch it sizzled and the light flickered. All of the fans were loud and wobbly, the beds squeeked and were very unstable throughout. The pool and jacquizzi were not cleaned or checked during our entire visit which presents huge health and sanitary concerns. Needless to say, after a couple of days and countless problems I called and demanded to speak with someone. I was finally called back by a manager from Sun Realty that refused to speak with me because I did not sign the contract, my sister had signed the contract and picked up our linens. She had already called without any attention from SR. However, I had made payments to them and they were aware that multiple familes were staying there so I also tried. My sister was told that the owner of this home was not responsive and it could take a few days before they would hear back. They would send out a maintance guy for the door lock and the outdoor plug. We requesed that they not mow at this point to avoid blowing grass all over our vehicles. The maintance guy was able to fix the door lock and said he would contact an electrician. They sent out pest control to spray for ants, there was no one sent about the flickering light and to remove the ants from the inside of the wall. They had the grass mowed and blowed on all of our vechicles. They said that they would refund the $90 cleaning fee, since obvisouly the home was not cleaned. Now, one month after returning home we have still not heard a word or saw a dime from the cleaning fee. When I tried to review the property on Sun Realty's website, my review did NOT post! BEWARE they are only posting good reviews!!! I know this to be true because we spoke with people walking by us while staying there that told us that they had terrible experiences at this home and there was no resolution and they would NEVER stay there again. The interesting thing is that only good reviews are posted for this property by Sun Realty. I will NEVER use Sun Realty again or stay at WHL 53. They should be reported to BBB, but frankly I do not want to waste anymore of my time on either of them!
