Josh Jenkins1WARNING to all future renters considering Shebang Realty. I was a tenant for a property that Shebang Realty managed in Anthem Arizona for almost two years. As we approached our second year for a lease extension, we negotiated with the owner of Shebang Realty and her "team". We were told that there would not be a rent increase as we had already agreed to pay well over market value the first year. Sure enough, the day before the lease was to renew the owner (Michelle) emailed us that our rent would be increasing $300. This blindsided us as we had already negotiated and agreed on a lease extension over email and text. Ethically and morally this was a huge breach in our trust and relationship. Most importantly, TENANTS need to be prepared for scams and complete nonsense with this company. Shebang is refusing to return ANY of our security deposit - They are attempting to have us pay to have the home rekeyed (this is after we returned all keys and garage door openers), an ION treatment for $250 because of a mysterious smell... The list goes on. The point is, this is not the company you want managing your property or people you want to have as landlords. The owner of this company is probably the most miserable person you will meet and has no ethics. If you want to get your security deposit back, be prepared to head to court. Remember to document everything and record all interactions.
Response from the ownerMr. Jenkins, I understand that you are very upset because your deposits were not returned and I sincerely wish that things had gone differently! It would have been so much easier for all of us, had you taken care of your responsibilities before turning the property back to us, however, since you did not, we were forced to refuse you a refund as your portion of repairs, deferred maintenance, cleaning, and landscaping were more than your total deposits. In fact, you still owe the Owner a small balance. 99% of our Tenants leave the homes they rent in similar condition as when they first moved in and they have ALL had their deposits returned. It cost the Owner of the home you were renting thousands more than your deposits to bring the home back into acceptable rental condition. Regarding your other accusations, you did not pay way over market rent at the beginning of your lease. You did pay over asking price, but we had 2 other offers to pay the same amount (you just finished the application process before the other 2) which would indicate “market value” was the amount you offered to pay. I did notify you of your options to renew for an additional year with only a $200 increase or month-to-month with a $300 rent increase (Current market rent was $500 more than you paid the 1st year) just 1 day before your lease was up, however, you were given the required 30 days notice at your current rate to decide what would be best for your family and before a rent increase would take effect the following month. Text messages with a Shebang Agent stating that there had not been a significant market change 5 – 6 months before your lease was up do not constitute a “negotiation” or lease extension. You were informed that we do not do extensions that far out from the end of your original lease term. We have strived to be as fair in our dealings with you as possible while representing the property owners’ best interests. When you choose to go month-to-month it was clearly stated in our emails and phone conversations that the month-to-month clause in your Lease Agreement required notice of 30 days prior to the next month’s rent due date. I repeatedly stated so there would be no confusion that the interpretation of this essentially was a 60 day notice, with 30 days prior to the next due date meaning rent was still due that final month. You notified us on March 9th that your last day would be April 30th, which was not 30 days prior to next months rent due date of April 1st, so technically we could have charged you for the month of May but choose not to which was to your benefit. You asked me to meet you at the home prior to handing over possession on April 30th to make sure that you knew what needed to be done and I did so on April 25th. You knew what needed to be done and chose not to take care of your responsibilities leaving it up to us. We fully documented the condition of the home when you moved in and after you left, and all documentation completely supports ALL charges. We operate ethically and morally and strive to treat others the way we want to be treated, however, we have no control over how others choose to behave or the things they say no matter how inaccurate they might be. Sal Boncore5There is no one better to work with when it comes to finding a home in the Phoenix area. Mike and Michelle are amazing people. I was going about finding a house for the first time, all on my own, over 2,000 miles away from where I grew up and Shebang Realty Group made me feel like a long time friend from the second I met with them. They have contacts and businesses with the same qualities that they live by ready to go. This means that they will practically hold your hand through the whole home buying process, and then some! Mike and Michelle had recommendations or referrals for any projects that my new home required. I want to say that I am not writing this review as a favor to Shebang Realty Group. This review comes from my deepest and most sincere thoughts about their business and their personalities. They helped me through a difficult part of my life and I could not have done it without them. They took me under their wing for this whole process and I am lucky to have met them when I did! Thank you Mike, Michelle and family! I will always be a loyal client and friend here in the greater Phoenix area!
