      The worst loan company I have ever used. Nobody give you the exact answer and nobody contact you after they said they will call you back! I have been calling and contacting them for thousands of times after i get my loan and have to pay. Almost one month past, I still do not know where to pay! It is almost due date! do not use them if you want to have a happy life!

      Review regarding branch: 930 Alhambra Blvd Suite 210 SACRAMENTO, CA 95816 I referred a few family members to a local broker in Sacramento, CA to purchase their first home. It was one of those unfortunate situations where the landlord decided to sell the home and now they have less than a month to pack their items and move. Out of the various lenders, the application ended up in the hands of Loanstream Mortgage at the address listed above. The initial application began very well working with our broker who was very knowledgeable about the process. She came to visit us on a weekend and was extremely helpful explaining the expectations of the process from start to finish. She informed us we will be receiving a call from the lender to go over various loan types, fees, etc. About a week later, we receive a call from the loan processor John Clerkin requesting income documentation. Mind you there was no introduction regarding financing terms, first time homebuyer options, lender fees, etc. This was when the process took a slight turn. Upon emailing and dropping off documentation back and fourth, John seemed to have misplaced a few documents. We are thinking everything was going smooth (as far as income verification), however we did not find out til about 3 weeks into the process he did not know where certain documents were. Ok, so we send them again. But no, we are still receiving text messages, emails, and phone calls all day regarding more documents needed. At this point we are in week 4. I know the income portion should be requested up front, with the possibility of a few items which may come up later. Understandable. John has been all over the place and unable to answer any questions without putting Sam Martinez on three way. Strange? Now, we are introduced to another employee of Loanstream Mortgage. The Regional Manager Sam Martinez. Sam was extremely unprofessional in my opinion from day one. He reminded me of one of those pushy sales guys who doesn't have his clients best interest at heart. His role in all of this was trying to force the family into loans that would create a greater hardship than they were currently facing. And not educating them on their options. Both John and Sam do not answer the phone unless it is a last minute end of day "prior to market close" phone call to force a higher rate "before rates increase". My family worked hard to save what they have to afford a home. And to be told you will pay a certain amount and in the end your prices somehow increased by a few thousand dollars (and unable to explain the reasons) and it was known what closing costs your clients can afford from the beginning...and your response is sorry the numbers are incorrect, blame it on your staff, and promise the price initially disclosed. Then come out with final correct numbers even HIGHER than the supposed wrong numbers. How is this helping your clients? You've now placed them into an emotional and financial crisis just days before closing. In my opinion, the practices have been very abusive, deceptive and just plain unfair. I do not recommend this place. It is unfortunate we have lenders out here who take advantage of clients in a situation like this.

      This Company was one of the most dishonest misleading unorganized lenders or Businesses we have ever worked with in 35 years of being business owners. My husband and I are both self employed. We are the backbone on America. We have worked with this Company for 4-5 months on a multi million dollar home refinance, we spent months providing information, our credit was in the 800’s and we where sent a pre-approval. We were waiting on setting closing date. We provided everything they asked for for months. We found out last night that they are changing the terms and want 45,000 in an ira. What! When was this ever disclosed or part of their terms? If this were disclosed in the beginning we would not have moved forward having our credit hit, an interest rates increase during this outrageous wait time, we could of had it closed on done. We have damages let alone the emotional stress. We provided months history down to the kitchen sink. I could go on and on, but I have made my point. We do not want any individual or business to ever experience what we did. This Company has the poorest customer service or business practices we have experience in all my years in business. The sad thing is we have a million dollars in equity prime real estate. Never never consider this company as your preferred lender. When a company treats hard working American family like this get mad and stand up and fight the good fight. Let the public be aware of their practices. Let it be documented.

      Loan Stream is a great office to work for. It amazes me to find out all the different types of program they carry. This lending company can pretty much help any type of borrower: From the type "A" prime borrower to borrowers with less than perfect credit or borrowers that might have challenges documenting their income. I personally work in the Cerritos branch and for the short period of time I've had the pleasure of working in that branch, I've come to met a great team who really knows what they are doing and take care really good care of the clients. I highly recommend loan stream to anyone looking to either buy or refinance or if you are a licensed MLO, switching to loan stream is probably one of the best career moves you can do in your life.

      There is a written proof that the broker offered me no cost no fee, but after I paid appraisal fee, I was given closing doc showing it is 3306$ closing costs. I wrote to the loan company many times and loan company pushed it to broker and broker pushed to loan company. I did not get a resolution. I was scammed and defrauded. PS: my last five emails to loan stream compliance department got no reply. Loan Stream takes 6 months to process my loan and charges broker lock extension fee (0.7%) which broker stated is the reason for I eventually have to pay for 3677$ of closing cost

Our Loan Estimates (starting in July) and Closing Disclosures provided to you, displayed all closing costs, transparently, for the loans. You acknowledged the disclosures (and costs) by signing them.
