  I was lucky enough to discover Josh! We started our loan with a different lender, 6 days into escrow she advised me that there was no way she can do my loan. I was very desperate to find someone to get the loan done and multiple Loan officers said there was no way. When all hope was lost, Josh came to my rescue! He made the impossible possible. Josh is absolutely Amazing, Professional, fast responsive, efficient and savvy. He made the experience as painless and worry-free as possible, he kept us calm and never lost faith in the process. He won't beat around the bush and he won't string you along false hope. He doesn't try he gets things DONE! So here's where he went from AMAZING to OUTSTANDING, Josh closed a week earlier than our original date! In the middle of a global pandemic. In addition, he was able to get me a great rate. I can not thank him enough for his hard work and making the process smooth and stress free. We are truly grateful for everything you did! You can rely on Josh 100% and would recommend him to anyone. Can't wait to work again in the future!

  Josh is the absolute best realtor and mortgage loan banker one could hope for and I highly recommend him! I purchased my current home through him and he is extremely personable, knowledgeable amd on top of everything involved in the transaction! I’ve also secured several mortgage and refinance loans through Josh over the years and have been very happy with how quickly he works to find the best option for your situation and follows through to make sure everything is completed in a timely manner. It’s no surprise to me that due to Josh’s quality work he has a strong word of mouth clientele. I also have referred friends who have been very pleased with the results Josh obtains for them!

  We have completed two previous refinance loans and a recent home purchase with Josh, and wanted to commend him on his honestly, professionalism, and compassion. I’ve dealt with multiple mortgage brokers in my time as a homeowner and I know that it can be a frustrating process. Josh was available whenever I called, emailed or texted, and he was refreshingly transparent - He always took the time to explain market trends, rate fluctuations, and big picture details on lending, which helped in bringing us up to speed on the entire process.   Josh Silva made selling and buying a new home so easy. He took the stress out of everything from beginning to end. Because he also handled my loan the whole process went so smoothly all I had to do was focus on packing.   Working with Josh has been the best thing that could have happened to us as first time home buyers, who knew very little about the process! From day one (without ever meeting us in person) Josh walked us through every step in an easy to understand way, and never made us feel bad about asking questions - in fact he loved it and always made sure we knew what was happening.   After a rough outing with a direct home builder purchase that fell through, my wife and I were a little gun-shy about trying to buy again. We tried again and went with Josh Silva. A family member highly recommended Josh and HLS Mortgage. From the purchase agreement to the closing of escrow took about three weeks! Josh never hesitated to answer our questions or contact the selling agent for questions or a resolution. Josh was able to get all of our concerns (minor repairs) addressed with the home and selling agent before the closing of escrow. During our process, if we didn't hear from him in a couple of days, he reassured us that "No news is good news". Everything ran smooth.   A commendable job and performance by Josh and his team. We decided to make one of the biggest decisions of our life and purchase our first home.   I met Josh during a pre-open house. He was very friendly and knowledgeable. As we started talking he asked about my pre-approved loans and told me that he had better options. Within minutes he started lining up better deals. At that point I knew Josh was my guy. He and his partner Ronnie were amazing. Josh was the agent for the house purchase and Ronnie navigated me through my loan. Josh not only got me a great deal on the house, but he also managed to make the seller extremely happy also. It was the most pleasant home purchase (this is my 3rd) all parties were very kind to each other throughout the process. At the same time Ronnie got my loan approved and settled in just over a week. Over I got this beautiful home and closed escrow in 12 days which was amazing. Josh is now my agent for life and a friend. I really appreciate HLS realty for their amazing work.

  I initially started my loan process for the purchase of my first home with Q*****n, and it went well at first. As the process moved along, terms changed, mistakes were made, and the person I initially started the process with disappeared, literally stopped taking my phone calls. It's like you get passed along to different people during different periods of the loan process. However, the seller in my transaction, required that I got cross qualified with Joshua Silva/HLS Realty as part of the terms of our deal. I went through the process with submitting documents etc., and even though I hated that this was part of the terms since I was already fully qualified with Q*****n, it ended up being a blessing. The service I received from Joshua during the cross qualification felt customized to me. After being qualified with them as well, I had no other choice but to let the other company go. It would have been a disservice to myself if I continued doing business with them. Joshua took the time to understand my needs and goals, and that's all he needed. He and is team did it ALL. My stress level immediately went down. He was very familiar and Knowledgeable with the property I was buying, as well as the neighborhood. He was very honest with me, even when it wasn't what I wanted to hear, but what I needed to hear. I would definitely recommend Josh Silva/HLS to anyone. They take the stress out of the loan process so you can focus on all the other things that go into buying a home.
