  Joshua Crater has truly been the epitome of a 5 star experience. My wife and I have recently been blessed with the news of our firstborn so we began looking for our first home purchase. From the very beginning of our interaction and conversation with Joshua we could tell he had a very unique and refreshing approach to navigate and educate us in the complexity of the home loan process. We always new we could have direct contact with Josh with any questions or confusion we had along the way and that was very important to have. Not to mention that he was able to get us the lowest possible rates and the most honest and fair costs. I would highly recommend to anyone looking to get into the home loan market to go through Josh if you want the best possible experience.

  My wife and I just bought our new home and we couldn't have done it without Josh, Jessica and their team!! We had some issues to work through and Josh went out of his way to get us though it!! He got us funded when others didn't even give us a second look.Josh was always available if I had any concerns and in fact encouraged us to call at anytime.   Josh and the Watermark team were extremely helpful and dedicated during the purchase of our first home. All told, Josh and his team were able to take us from application to funding in 3 weeks. Everything went so smooth, it was hard to believe that there wasn't going to be a hitch in the process. While the first for us, everyone we shared our experience with were taken aback by how seamless the process was.   I definitely have enjoyed working with Josh these past two times and would highly recommend him and his team to anyone looking to refinance or a applying for a new loan. Josh provides more than a basic service and really cares about his clients. An example was his proactive thinking and success to reduce our interest rate when we were locked into a higher rate. How many other agents would do this or even think about getting a lower rate for their clients.

  When we needed to refinance and pull cash out of our home, we contacted Joshua Crater at Watermark. We had worked with him in that past, so it was an easy choice to go back to a mortgage banker who would get the job done. Joshua and his staff helped walk us through the whole process. He even helped locate a termite company that we were very pleased with. Now we have a great new low rate loan and we were able to pull out even more cash than we thought possible.

  Jess and Josh worked very closely with me on buying my first home.
