  My sister was trying to purchase a home and couldn't move forward with the sellers agent. She was completely frustrated and ready to give up when I told her to about Joey Machado. I said I had talked with him at a church we attended and I felt he could help her and wow did he help her. He got her into her dream house. Since then he has helped on all our families realty needs.

  Mr. Machado provides misleading information to buyers, when represents sellers. The inaccurant information results in last minute crisis management. He doesn't communicate effectively. I would not recommend him as a quailified realtor.

  The first sentence of this is misleading since I represented the sellers, and he was represented by a real estate agent who is supposed to perform the following services to the buyers: within 5 days the listing agent, (Myself) sends to the buyers' agent a set of disclosures, TDS-transaction disclosure statement, and a SPQ-Sellers Property Questionnaire. These disclosures are to educate the buyers on what the sellers are disclosing about the property that may not be found during the 17-day investigating period that the buyers have to perform their investigations of the property. As far as Joey Machado giving any misleading information that caused "a last-minute crisis management" as per this negative review, this is inaccurate. The buyers did not accept several inspect reports and the buyers' agent verbally said that the fireplace inspector "condemned the fireplace?" without any written confirmation. Furthermore, an inspector that is not a municipality as a building inspector or a Fire Department Chief or Commander cannot condemn a fireplace. The buyers requested over $4000 for a new fireplace. Also, the buyers performed a heating inspection and said that a new heater was needed since the system threw out to a high temperature "that could be adjusted by a technician," and requested over $4000 to replace while sending an invoice for parts that included air-conditioning parts. If this was not acceptable, then the buyers could have backed out of the sale – he did not. As far as communication goes, I can give you a list of over 100 real estate agents that will tell you that I am a great communicator and believe in full disclosure. Cordially, Joey M.
