  I would be VERY cautious before doing business with this company and VERY aware of all pertinent mortgage laws for yourself, because he will dangle out promises for you that he either has no intention of keeping and/or is technically not supposed to even make in the first place. This lender promised me an additional $2K to assist with my move shortly after I had informed everyone that I was not going to be able to move forward with a home purchase for personal reasons. It turns out he is not even supposed to be making that promise- which he then of course "realized" after all documents were signed. This approaches predatory, deceptive, and immoral lending territory and again, be VERY cognizant of all mortgage laws before engaging with this lender, because it appears he will say and give any "incentive" necessary to get you to close on a home.
