  Appraiser did a sloppy job and nearly cost me the deal on home I'm purchasing. They refused to adjust the appraisal even after giving them alternative comps than the ones that were used. 4 out of the 6 comps used were in a difference zip code, different sub, and way under the value of the subject home. 8 other closed deals from the last 12 months occurred within the same zip code as the subject home, within a similar price range, square footage, and closer proximity as 6 of the 8 were even in the SAME subdivision. The subject home is move in ready with no need to repair or fixes to anything, yet its given the same quality and condition ratings as comp homes that need serious work. Further more the appraiser marked the supply of homes in the area as "balanced" when homes barely stay on the market a few day let alone a week unless something is glaringly wrong. The appraiser couldn't even get the sketch of the basement right. They wrongly have the basement staircase coming straight down into a bath room, which looks to me like someone rushed their job and didn't stop to double check their work. Having the floor plan wrong, the comps questionable, and the supply marked as balanced just has the hallmarks of a rushed and unprofessional job. All parties (seller, listing agent, realtor, and buyer) involved in the home sale believe this appraisal is unacceptable. I will refuse to use this appraisal company for any future transactions after this horrible experience.

  Equity Solutions is our go-to AMC! I love the service level that they are able to provide. If we ever run into any issues we can always count of Luke or James to get things resolved for us. I would highly recommend using their service if you like great turn times and great service.

  I love dealing with Equity Solutions. Their biggest attribute is when there is a problem. They deal with it immediately. I usually deal with James (he is the best) but anyone over there can help. I highly recommend them!

  I have used Equity Solutions USA numerous times as my mortgage banker uses them. They are their go to appraisal company. We have always had a 5 star experience. They are very professional, fast and easy to work with. We had to reschedule the inspection twice and they were great and truly bent over backwards to accommodate us and came out on a weekend. I would highly recommend Equity Solutions USA.

  This company is HORRIBLE, stay away from them with a 10 foot pole. Placed an order for an appraisal on 10/20, accepted on 10/22 with a due date of 11/12 (long appraisal timeframe). Well after a week went by, today on 10/29 we check the status of the order which they are now saying they never got the email correspondence that we supplied proof not only from the person who ordered the report but myself as the loan officer. This is the 2nd time this AMC has done this and I will never be using them again and I suggest the same for anyone else.

  Erik, we tried to contact you numerous times by email and phone. You never replied. First, in 2021, our industry hit an all time high with refinances and purchase. A 3 week turn time on an appraisal is not unheard of. Especially in the area of CA which you ordered it. Secondly, we never received any correspondence from you because you (or Robyn) sent it incorrectly. You should know it needs to be sent through our order platform. Not by responding to an unattended email address. If you look through the order, there are notes from us for days that we have not received the go ahead from you as the quote from the appraiser was a bit higher and we needed your consent. Lastly, as soon as we did reach you, you didn't want to hear that there was an issue with the order. Out team tried to explain and apparently we were hung up. We immediately refunded the order on 10/29/21.

  Had this company do an appraisal for the purchase of my new home. I went through my mortgage banker so it was painless. The guy who did the appraisal called and scheduled for the next day. He was nice, seemed knowledgeable. When he arrived he had gloves, a mask and shoe coverings. He asked if it was ok if I left while he was inside. I left for about an hour. Appraisal came back with good value. Thanks for a smooth process.

  Call them only if you cant find anyone else! First they charged me $500, few days after they said I have to pay $400 more. I've got their report 5 days later. Because if their unprofessional work all my deal was ruined! Later on I will create a link, which will explain their amateurish job. I'm frustrated. They estimated good brick house just as it was peace of wooded land and they knows about it. I sent them email with attached proofs but, they simply didn't respond to my email. Think before you call them, they may successfully bury your deal.

  I have been using this company as my preferred Appraisal Management Company since 2008 and it is always a good experience.   TERRIBLE experience. Its 2021 and the "appraiser" had comps she used from 2019. Value of the home obviously came in way lower. Ex. Home appraised at $133K and there were two comps from Sept and Dec 2020 that were current data that sold for $200k. This was lakefront and all the comps they used were old, at least a year old (value of the market on lakefront if the highest its ever been). Tried to challenge and they did nothing. Resent the same appraisal. I would not recommend. The cost of the appraisal was $500 dollars and was JUNK. If you have a lender using them I'd think twice as this was a joke.
