  Darrin did an excellent job refinancing several rentals for me. So refreshing talking to a fellow real estate investor who is also a lender. No nonsense, no corporate bank fluff, just results. Darrin is very good at listening to to the things you want to accomplish, and suggesting a strategy to get it done. Far simpler and more streamlined than working with a traditional bank.   Darrin is THE ONLY hard money lender I use. I am not sure how many deals he has funded me for at this point...5, 6, 7??? However, each and every time he gets the deal funded AND funded on time....even when given VERY narrow windows of time - he still gets it done. I hate everything about the funding process associated with using a traditional bank...therefore, I will continue paying for the convenience Darrin and his company provides. He is a critical partner in my success!

  This is the worst mortgage lender I've ever tried. I have been trying to get a loan for a rental property for the past 4 months! I'm still in the process of getting a loan and this review is my final resort to get their attention. They are very disrespectful. Darrin never returns my calls and Susan, his assistant doesn't know anything. This business has very incompetent people in it. Susan texted me last night that you would be able to complete the loan by the end of the year. Is that what you're planning on doing?

  You STARTED the application 4 months ago. You FINISHED the application a couple weeks ago, right before Thanksgiving. Like I told you on those very long initial calls, your specific deal will take 5-6 weeks to finish from the time the application is complete. Since it took you so long to finish the app, and now we are in holiday season, it'll add another week or two to the process.

  I was put in contact with Darrin through a mutual REIA member. I was having trouble with a hard money lender I was attempting to use. He was very helpful and eventually it led to me using his services. He was able to help me keep a close date on a Monday while I only contacted him past 4PM that previous Friday. What an absolutely ridiculous turnaround! Darrin was able to make this deal happen for me and was nothing short of a complete miracle. I will not even attempt to use any other lender for my needs in the future simply based on how well I was treated.

  Up and away by far the worst hard money lender I've ever dealt with, I have worked with three others and ran into zero of the problems I did with Dayton Capital. Do yourself a favor and don't waste your time it's easy to find another lender in the area.

  I turned you down for your loan. You claimed to have done over a hundred wholesale deals and your tax return didn't show any. When I asked about that, you copped an attitude and told me, the lender, that I should ignore your tax return and focus on the cash in what you claimed was your bank account. You DON'T get to tell the lender what's important when you are asking for their money. You claimed you would just close the deal with your cash. Yet you didn't close it. Was there a problem with "your" cash? It's been a while since I turned someone down for a bad attitude. Congrats, you made the list.

  We’ve closed three deals with DCP and have always had a positive experience. If you need financing for your real estate investments, talk to Darrin. He will find a solution! Darrin is always prompt with replies and will answer any questions you have.

  will never try to use again. spent 2 months submitting an excessive amount of documents to satisfy their requirements. we were lied to several times by both joe and darrin about the status of our loan, including that were in underwriting, only to find out we had to start over because they lost funding. cost us over 5k in holding costs over two months of waiting on them. watch out for their recommended appraiser, she will under value your property. investors be warned, this company could cost you more money than you want to spend.
