      Terrible lender. I did a application with them to find out they were going to be closed for 2 weeks during the holidays so I pulled the application before they opened and went with another lender. I asked for my fee back and was told they spent money on credit check and background check so they would not refund. I'm not sure how they could of spent money processing my loan when they were closed and loan was pulled before they opened. I also had another loan with them at the same time and I did try to move forward with that one but it never got to the closing table after 4 extensions. The requests and paperwork is beyond anything I have ever seen. They are not a investor friendly lender to many hoops to jump thru and requests. Some of them I could not even get 9 different insurance companies to comply with their request. I could go on and on but I think you get the idea. Stay Away

      They are a rip off. The positive 5 Star reviews are most likely fake. I mean how a reviewer can comment about another reviewer. I had a financial intermediary and they offered COGO capital. First of all that intermediary is ridiculous. Then this company is trying to squeeze all the money possible. I applied for a purchase. First, I was told they can close within the time that I had. They charged me $250 just to apply and get the final numbers. The final numbers are 13% for 12 months interest only. On top of that they add ridiculous fees. Closing cost for a loan of $71K is around 5.5K. Only a financially illiterate person can sign this. STAY AWAY. Worst lender out there..Better you dont even get into a business where you need this rip off lenders. The guy I worked with is Jay Murray.

      I called to get funding info. I stated to the representative that I had not done a fix and flip before and have a general understanding. I assumed I would talk to someone who can help me better prepare and see if this company would work for me and my deal. I am aware that there are several options out here to get funded, we are entitled to weigh our options! As an investor in several other capacities (outside of real estate), family members in real estate, and a reputable business owner. I was transferred and held for nearly 7-minutes - patiently. Only to have a dry and rude man answer the phone. I am not sure if Google allows you to state their name but I will leave a review on trust pilot. He must have gotten his personality from a cracker jack box but this is business and I let that go. He did not really introduce himself I had to ask for his name. He just answered the phone and said "Have you worked in Real Estate? What deals did you have? How long?" That was off-putting but I am a tough person so I just proceeded to answer his questions. I understood that maybe there is a process. I answered him and told him I had rentals only. He proceeds to get more pompous. Then he went silent; just dead air on the phone. I said "Hello, are you there?" and this guy (with his stunning personality) just says "Yeah. I'm taking notes." At this point, I am ready to just politely leave the conversation and call the other company. I continued to answer his questions but was very uncomfortable and then he (says MY tone is bad). First, I am a woman and I was polite and answered him. Yet, he states "based on your tone, you seem frustrated with my questions and I have to ask them." no sir, I am second-guessing working with such an unprofessional person. I called with research, properties, and other companies I was considering, and this jerk on the other end talked to me like a 5-year-old or some "young woman" wasting his time. So here's a tip, COGO, when your reviews are terrible (like they are) treat ALL people with some sort of dignity. You need deals, I didn't have to call your company and I chose to call your company. I would caution those calling in for inquiries and do not feel a company should be trusted when that is their interactions with "clients/partners". If you did not work with novice fix and flippers (although after researching that is not true), it is better to say that and move on. COGO = NO GO! I dodged a bullet because it appears they are even worse with their deals. Just read the other reviews to see for yourself. RUN!

      This company lies! They practice in bait and switch and say anything to get your money. I was told I could get a non recourse loan and purchase a rental through my IRA.....then after getting my money, they said they don't offer those types of loans and don't go through IRA! ZERO stars. They are worse than horrible. They are scam artists! BEWARE!!!!

      I have been working with Dallas Ausmus for a few months now and I have nothing but good things to say about him. Anyone in this industry can tell you that things happen all the time that can really curb a deal and cause you to have that unfortunate conversation to ask for more time with closing.. with Dallas on the team, he ensures that doesn't happen. Great work ethic and great person to work with.

      This company had an agent that reached out to me on tik tok. Should've been a red flag. All in all I was scammed into "investing" $50 and was promised a turn around of $500 within three minutes I was told. Had me pay on Cash App. Took all morning for my $50 to be accepted. Then I was given a congratulations I was going to be given $10,500. Sounds great right?!?! Then I was told I needed to pay 588 up front for IRS, also to be paid through the Cash App account I was given. Was texting back and forth with a guy that said his name was Mr. Peterson. He was telling me to ask a loved one and promise to pay them back double. At this time I knew it was a scam and asked for a refund. I was then told it would take awhile. Then I get a call from a guy telling me that I would get this good opportunity as soon as I paid the 588. Still I adamantly stated they were getting no money from me. I even asked that they take the 588 from the 10,500 they said I made. Then he got even more rude and stated that I didn't deserve 10,500. I hung up and have spent the rest of the day in damage control.This is the company they said they were with. SCAM!!!!!

      My name David Glenn and I paid $397 to enter the broker program right. Then I get a phone call from the advisor to try to get me to enter into the broker license program which is $1997. In the middle of these two deals I spoke with someone about requirements to get a home I already own rehabbed. I ask where there any other payments needed after I pay the $197 to do the application? The guy said “no” I said well ok let’s do it. A day later🤔 that’s when I found out that was a lie. In order to get the rehab loan I gotta pay$1997 and who knows what else to even get started. Foh!!! Be straight up next just lost $600 at this point cause you want me to trust you with my money but you start off the relationship lying😡😡😡😡🤬🤬🤬🤬🤬🤬🤬🤬🤬😡😡👎🏾👎🏾👎🏾
