shawn kelder1OK i looked at reviews and couldn't find a bad one on this company, well let me tell you a story. My credit not great due to a ch13 filled but then i dismissed it. So i knew going in subprime will be higher rates and such. Well you want to know how much higher, i will save you the wasted time. i was asking to borrow $30k so my offer was $100K, $53k to pay off house $30k to me and $17K to the investor. My house is worth $260k. Yes you read that correct, for loaning me $30K he wanted $17K plus interest. And interest rates you might wonder what they would be well normal rates are near 5% so would assume 6-8 maybe even 10% right, well try 12.625%. So my $530 for 19 more years mortgage would turn into $1287 month for 30 years. There was no Bank involved i was to transfer my insurance (equity included) to an Attorney in Tampa not a Banking institution or mortgage company. Also never asked me about monthly debt or DTI ratio as the goal here is taking equity from desperate people. The worst of the worst here. This was no cash out refinance. Just another greedy American offering to take more. If anyone out there is stupid enough i will loan you $30K if you give me $200K as collateral plus $17k on top of that plus 12.625%. Sound good, call me. I also have buried treasure but i need $5K to buy a shovel then i will share my treasure with you. I felt people should be warned and these people insulted my intelligence and that doesn't sit well with me. They took me for a fool and a half.
Response from the ownerMr. Kelder, We are sorry you were unhappy with our loan offer, but most of your post is not at all correct. When you applied for the loan, your Loan Officer explained that we make loans through Private investors who, like every other Lender, have to be in 1st lien position, which required us to pay off your existing mortgage of 53k. Then, there are closing costs, so we adjusted the loan amount up until we get the loan dollars to whatever loan amount gets you the cash out you are seeing. In this case, 100k gross loan. We sent you a detailed explanation of the fees, costs, payments, etc. You simply didn’t like the offer. The Investor was not making 17k. The TOTAL closing costs were 17k, which was all origination, fees, title fees, recording fees, escrow account, etc. You weren’t signing over your insurance and all your equity to an Attorney in Tampa. Again, not correct. The Attorney would have been the Investor & again, like every other mortgage in the Lender, adds their Mortgagee clause so their interest is protected in the event of a claim. While again, we are sorry you were not happy with our offer, we were able to actually make you a loan that suited your needs and loan request. Because of his diligence and being on top of the process my customer was able to close before the stated closing. He was always professional and courteous.
