  John came out to do our home inspection prior to buying. He was very thorough and knowledgeable. He explained his findings every step of the way and answered all of our questions prior to wrapping up the walk, rather than just sending the report! We will absolutely use John again for future moves!

  I highly recommend Amelia's Home Inspection. John was thorough and honest, pointing out many things my fiancé and I would’ve never noticed if it weren’t for him. He is reasonably priced and extremely knowledgeable. We feel much more comfortable having had the inspection and definitely recommend home buyers, especially first time like myself, get one!   John inspected a 140 year old home before purchase and is very knowledgeable about old homes. He is very thorough and honest in his inspection. He went into dirty crawl spaces and hung out an attic window to get a better view of the roof. In person, John takes him time, answered all our questions, and explained everything. The report comes quickly but is a little scary because the checkboxes are limited; it's initially hard to tell the difference between 'This is Unsafe!!!' and 'This Isn't In Ideal Condition But It's Okay'. Overall, I completely recommend him!

  Thanks so much for the for all the feed back! Home inspections can be scary, and it is usually the dirty crawl spaces where you tend to find things the flippers didn't touch and when you have a 40ft high roof with no spaces on either side, that is snow covered, we were able to see a couple areas of concern. As far as the reports go, I am happy to speak with you anytime. Defects/safety issues are called out as such, as for "Not Ideal, but OK", you can send me a text about the specifics....Usually the Not Ideal, but OK, is part of the buying strategy, which I am not involved in. For example, yesterday I did an inspection that need major chimney repair from top to bottom, the buyer didn't care because his uncle was a mason. On the other hand I did an inspection for a family that had 3 daughters and the bathtub was clogged (probably $150 to have a plumber to come out) and it was a major issue for her because of the hair. It is a frustrating housing market for the buyers and realtors. Thanks again for all the feed back! Good luck with your new home :D.!!!

  My husband and I are dealing with a nightmare amount of home issues that sadly includes mold issues in our basement. Our problems are very unique in regards to the amount of issues for the relatively short amount of time living here so it’s a legal matter. John was very professional and was able to come to our house right away. He let us know what he was doing, why he was doing it and how long till we could expect our results. He even went above and behind answering home inspection questions for us when he was working with us for a mold test. Would highly recommend. I only wish the home inspector we used was as knowledgeable and thorough as John because then we wouldn’t be in this situation .

  John did an amazing job. He found items I had no idea even to check on! The report was very complete and returned very fast. His web scheduling tool is very convenient and his communication level inspired lots of confidence. I whole heatedly endorse John and Amelia's Home Inspection!

  Amelia's caught some errors in a new HVAC installation. Good to see they have an eye open for details that so called "professional" installers missed or attempted to take shortcuts that boarder on safety issues. Always worth a second look from an independent party like Amelia's!

  Thanks Chris. Never ceases to amaze me how often and how many short cuts are taken , especially on flips, homes that a contractor knows is for sale and even elderly. Always need an independent Home Inspector! Good luck with that furnace.

He also displayed genuine concern for the buyer, by making sure I understood all my options when there was something that needed to be addressed during the inspection.   Currently relocating from Memphis, TN to Mount Pleasant, WI. I put in an online lead and John was quick to contact me. He explained the process and answered all the questions we had. John performed the inspection and had a 40+ page report prepared by the afternoon. In addition to the inspection John includes a free membership of Porch (relocation assistant) and a 5 year leak warranty on the roof. John was a pleasure to work with!
