  I have recently worked with Jim Richards on the purchase of my new home. I have purchased & refinanced many homes over the years, but would like to say that this was the absolute best experience I have had to date. Jim kept me informed throughout the entire process, the information requests were organized and to a minimum, while giving me the sense of assurance that we were always on track. We were ready to close at least a week before the actual closing date and both of the Realtors were impressed as well. I would recommend WatersEdge Mortgage to my friends and family without reservation.

  Over the past year and a half, I have refinanced homes with Jim, and also purchased investment property loans. There is a reason I come back to him time and time again. Jim, Karen and his team are better than it gets. It is not easy to stay organized with simultaneous loans happening at the same time yet they made it look easy. Jim is a people's person and not only charming and likable, but extremely knowledgeable with confidence. The Bostonian Accent helps too! ...I can be busy at times, and they knew exactly how I prefer to communicate; text/email/phone, this was important. What I also loved about WatersEdge was their organizational skills ....they truly were exemplary. I never had to send the same documents more than once...they kept an up to date and accurate portfolio on me. The second thing was their knowledge. It takes a true talent to explain the who/what/where/why (especially the how) at every step of the loan process....while keeping me calm in the process, as I can get anxious at times. Jim did this with a cool, calm and confident matter. I have used other lenders in the past...I am thankful that I was recommended Jim.... I am gratified to say that every deal was on, or ahead of schedule. WatersEdge is definitely my choice in lenders and the only one that I recommend.

  Jim Richards is the mortgage whisperer!! I just purchased my first new home and it was almost TOO EASY! He gave great advice, responded to any question that came up immediately.   Jim is awesome! He helped me finance and close on my first home in a record 15 days. He went above and beyond my expectations. I particularly liked that he always responded quickly to emails, calls and even texts which helped streamline the process.   As two self employed people with an existing home and various forms of non-traditional income (stock/trading), we were far from a straight forward mortgage situation. Finding Jim was a blessing as he is a CPA so understands the #'s and made the process much easier for us. While the mortgage process is often stressful, Jim handled every situation with ease.

  I have worked with several lenders in my 14 years as a Realtor, Water's Edge Mortgage is by far the best. They care about home buyers, they take time to explain options that can be better than one-size fits all. They are smart and detail oriented so they get the job done right. Most importantly they close on time. Nobody wants to sleep in a motel, with a truckload of furniture because "The Bank" did not care enough to wrap up the loan on time.

  After buying 2 homes and doing 2 refi in the past 10 years, I can say without a doubt that this was the easiest transaction of the all.
