      And for the second time we have had to call about our air conditioning not working. It is currently 77 degrees in our house right now! We have only been in our house 4 months and it has been problem after problem! If you want a headache go ahead and go with this company. Please consider all your choices and do not fall for the nice show that they put on when you go talk with them at the office when you are starting this process. Let me give some examples!! We had to argue then whole time to get what we wanted. They wanted to paint our ceilings and walls all the same color (gray)and the paint that they use is a base primer paint so when you walk by it and barely hit it, it leaves a mark! Our carpet is already messing up in one area of the house but the company that they had come out and look at it told use that this was the cheapest carpet they could get and that’s what the problem was. We have had to stain our porch because they left it marked up from someone throwing something out the window when the concrete on the porch was still wet and our choices was to rip it up adding time to when we move it or just deal with it so we chose to stain it. They advertise a 2 car garage! Don’t be fooled!! If you have 2 very small cars they both MAY fit. Not to mention all the random money and fees that they wanted to throw in but luckily we caught it all. Chris the second contractor we had because they first one was a joke if I could give Chris any advise it would be to Run not walk from this company! RUN!! He was excellent and all the problems was before him or out of his hands! I could write a book!! If you want a cheap, thrown together home by all means call Value Build but if I had to do it all over again I would NOT go with this company!

      Value Build Homes is FABULOUS! Our Builder, Paul McNeill is the BEST. He transformed our custom house plan into a stunning new Home perfect for us. He broke ground April 22, 2020 and we received the C of O July 21, 2020. Paul is a great communicator. We received weekly emails. We were always told up front if there would be any delays or problems, however, the entire build was done with no delays or surprises. Only Good Surprises! Value Build offers many choices of house plans but will customize to your exact needs. Never did we feel pressured into signing anything. Their company provides nothing but quality choices. Many of the items they offer as “standard” ie: Granite countertops, beautiful floor molding, brick foundation, and much more. Other companies considered these items “custom” and cost extra. If we had questions the office staff, Don, Taryn, Rick, Ron they were always available to help and answered any and all questions. Pleasant and cordial always! We feel like not only did we get the perfect home we waited 50 years to build we made friends in the process. We kind of dreaded going out looking for a builder, but with Value Build we were sold from the first visit to their model homes, and that was a Sunday when they were closed, but offered to meet us! You will not be disappointed with them and Paul is “The Man”! I thank all of you at Value Build for our new home! Teresa and Wayne (Maggie and Daisy too)

      Value Build Homes has been nothing but great to work with. They finished our house in 3 months and went above and beyond to make sure we had a wonderful home building experience.       The experience with my house construction process has been wonderful as well as educational from its inception to its completion. I used this mantra: Keep Calm, breathe, and meditate. Though I encountered delay in the closing of the house, it has been an eye opener and personal growth. I asked a lot of questions because I wanted to know that things were done accordingly, Paul has been kind and went beyond his duty to make sure that the house passed inspection once. The employees were friendly and work with me on issues that needed to be resolved. Overall, it’s been a wonderful experience for me, now my bunnies as well as my chickens and I can move into our new property and house. Thank you!

      I have to say that the folks I dealt with from the Sanford NC Location (shout out to Brooklyn and Danny!) were top notch! VERY helpful, low key/no pressure. They really know how to put the customer first and provide honest, straightforward advice and assistance. Again, great place with great people!

      We began our process in May of 2015. Samuel helped my husband and I pick out the plans for our new home. He helped us decide on the features we wanted and those we didn’t. He was very honest about all of the costs of building our home up front. The lender my husband and I chose was very unprofessional and very hard to deal with. They made several unreasonable demands and were actually untruthful. However, Chris worked late hours and on his days off to submit the paperwork they required and talked to them to get everything settled. He also worked with our land seller and the title company to make sure everything was settled. When the lending company’s closer did not call or come by to close the documents as promised, Chris took a couple of hours out of his time to do the closing for us. Chris even drove from Sandford to our rental home in Dunn to make sure we got the paperwork needed in a timely manner. Aaron was also very helpful. The contractors made a couple of mistakes. When I called Aaron about the issues, they were fixed within 48 hours. The mistakes were minor, but my husband and I wanted this to be our perfect “rest-of-our-life” home. He went out of his way to make sure that our home was built within a reasonable time frame and that the work was done correctly. After the home was built and we moved in, we called Value Build if there were any minor issues. These issues were taken care of within 48 hours. If you are thinking about building a home, I highly recommend Value Build. No project is ever perfect, but the staff at Value Build were always professional, courteous, and respectful, and made sure that our dream house was built just the way we wanted it. Dr. Dawn Hudson

      Note: Garden tub had hairline crack and repair patches; 2nd quality. Final Review - WE WOULD NOT RECOMMEND VALUE BUILD. Too many construction issues to name. Poor carpentry; windows range from 10" to 13-1/4" from ceiling in the same rooms making hanging curtains very difficult. Huge gaps between casings and floor, and at inside/outside corners. Baseboards often end at door casings due to walls/doors being out of plumb leaving a huge visible gap from edge of the casing to wall. Most gaps were left open to view, but were sometimes ineffectively filled in with caulk. When requesting the larger trim package, understand that VB only means an increase in the baseboard size, which is MDF, so don't get sloppy mopping. We didn't realize there was a difference in size until after the doors were hung which had the narrower trim. Trim size should match, so we had them remove the narrow trim and replace it with the wider trim to match the baseboards for an additional cost. Granite backsplashes in baths are super thick (1-1/4"). Holes were predrilled in sinks, so VB had to bend the lift rod to get the faucet to fit which makes it almost impossible to open and close some of the drains. Flat ceilings have many obvious imperfections (8” tape marks throughout). Construction processes did not follow a logical sequence, or processes overlapped which created problems. Example: Painting trim while sanding sheetrock, installing cabinets before painting walls. There are apparent paint splotches in some places which gives me reason to believe only one coat of paint was applied to walls, and although the trim may have had two coats, sufficient dry time between coats was not allowed resulting in a tacky finish which still remains. The walls were painted after we had the floors installed. We paid for the flooring and installation out of pocket, and had the flooring installed exactly when our Field Manager told us to. The roof trusses are uneven in certain areas which creates the exterior appearance of uneven horizontal ridges in the roof. Handrails to attic were installed crooked. Concrete was slopped over onto the brick edging of porch and not cleaned up. There was a complete lack of attention to detail. The problems were so numerous, and the attempts by VB to correct them sometimes magnified the problems, and the fact that we had committed to contract, we decided it was best to accept the house as it was and to do the corrections ourselves. At least we know how to use a level, a square, and a tape measure. We contracted our build for an estimated $263,000.00 and was told the estimate was given on the high side to ensure the build would not go over budget, and that we should expect to get money back since we are cash buyers. This was not so. The tax value on our home given in February after the build was completed was only $239,000.00. As of mid-February, 2021, our account, of which the build was completed in October of 2020, had not yet been reconciled. Upon contacting VB, we were told that we would OWE over $4,000.00 more. Upon questioning this, and in the same conversation, we. were told that if we found that amount unacceptable, that VB would just call it even at $263K, the contracted estimate price. (Why????) Our house is very simple with no bells and whistles other than what we paid for out of pocket with change orders. It is my opinion that VB did not do a proper materials estimate, and is unable to do a legitimate reconciliation because of this. Also, the Field Manager made so many errors in scheduling sub-contractors and having to rework numerous items which cost VB time and materials. This concern was brought to VB’s attention numerous times. We feel the construction quality of our home was sacrificed due to a lack of follow-up not only by the Field Manager, but also to a lack of follow-up by VB with their Field Manager. We do not mind paying what we owe, but we do mind having to pay for the errors of others. As stated earlier, we would not recommend Value Build. We hope others can learn from our experience.

      Go with a better builder. We had our home built 3 years ago and since then it has been non stop repairs. We have had to fix drywall screws that pop out of the wall, every seam on the ceiling is cracked, the seams in the garage the plaster and tape have fallen down, the linoleum had to be replaced because it wasn’t glued down and bubbled up. Their “point and paint” left our walls looking like cheetah spots because they watered the paint down so much the colors didn’t match. There are multiple cracks in the foundation block several of which are over 1/4” wide and run top to bottom of the block tier.. Rain leaks under the back door every time it rains and had to replace subfloor. There is visible light under the front door. Not to mention they ran 3 months over schedule costing us thousands in rent and storage while paying home and construction loans the whole time being told any day now.
