  I waited a month to leave this review to make sure I am not overly emotional writing it. Warning: if any part of your income is from RSUs, stay AWAY. They are 100% uncomfortable handling it. They put us through an absolute hell. We used The Hulbert Team at an insistence of our sellers agent. The experience ranged from annoying (weeks of silence followed by a furry of activity nearing the end of the day, where I am spending all evening collecting paperwork, constant delays, lack of clarity of next steps, etc) to absolutely excruciating, they keep coming back for more and more paperwork. The more information we provided the more they asked for. After issuing a conditional approval they asked for leases on our rental properties, which were not even listed in the conditions (nor are they really an important part of our income). They didn't just ask for leases, they asked for lead based addendums, inventory of conditions by our tenants who leases the property years ago, explanation from our leasing realtor of why she checked the wrong box and list goes on. The worst part - we kept being told that if we don't provide what they are requesting this time, they will not fund us, but also we are pretty close to be done (this lasted for weeks. We were so stressed that the day before we signed we called our realtor and asked out of the deal - we couldn't handle their every growing list of requirements anymore and it felt like there was no end in sight) Our income and credit were perfectly sufficient for the loan, it had nothing to do with us and everything to do with their fear that they will have difficulty selling our loan because they had issues in the past. The bank they were selling our loan to happened to be our own bank, who told us upfront they had zero issues underwriting us (again we only used The Hulbert team, because sellers agents insistent on it). They sold our loan in less than a month, I am guessing without much difficulty. The absolute worst experience of our lives - we did not know if they will fund ever us after we signed, they were still cleaning conditions.

  Dear Galina, We understand that you dealt with great frustration during your home buying process. Caliber Home Loans was the second lender to get involved after your first lender could not perform. In our initial interview, you indicated a portion of your income came from RSU (restricted stock units) and I explained that we only had one Jumbo Investor out of six that allowed RSU income. RSU income is still considered highly variable with Jumbo investors and most have elected to disallow this type of income altogether. Even though you may have bank accounts with the investor we sold the loan to, it doesn’t change any of their stringent requirements that we had to deal with on the lending side. Jumbo guidelines require an in-depth look at a buyer’s financial ability to repay the loan and the debt-to-income ratio requirements are lower than your traditional Conventional and Government loans. We needed additional documentation from you to meet the loan criteria. When we ask for a document, we are asking for all pages or schedules that are part of that document. Hence the case with your lease agreements - incomplete leases were provided, and we asked for the leases to be properly executed and all pages provided. Even though this was a difficult process and a Jumbo loan, your loan did close on time and within the 40 days stipulated in your contract. Our team tries very hard to keep solid communication with our clients and Realtors. Our reputation is built on this fact. I’m truly sorry that you feel we were lacking in this area, but please know we always welcome constructive feedback and try to improve our process. Lastly, I wanted to let you know Caliber implemented an extensive training program for RSU income for our West Coast Region within one week of your loan closing. As we work with buyers coming from California, we are seeing more Restricted Stock Income loans both in the Jumbo and Conforming loan categories. We realized that we needed to train our teams in-depth on these programs as they will become much more popular in the months to come.   I was more than pleased with the experience I had in dealing with The Hulbert Team on my recent financing needs. They were very responsive to all my questions and requests, outlined all my options very clearly and concisely including providing me with calculations of the payments, etc. on the various options so I could make a well informed decision, and pushed hard to secure the funding so I may close escrow in a timely manner, even though I had changed my loan program a couple of weeks before my closing date. Everyone on the team seemed to work very closely together and made the entire process very seamless. I want to particularly thank Amy Brazil for doing such an awesome job at being so attentive to my questions, and for finding a loan program that best fit my criteria. I highly recommend The Hulbert Team and will most definitely use them for any future financing needs.

  I have tried for years to get our home refinanced and have been turned down time after time due to the large number of rental properties that we own. I finally gave up and just resigned to the fact that we would always have a high interest home loan. Then my wife met Michelle Hulbert at a local business owners networking lunch and she offered to take a look at our situation. Once she went over our difficult situation... she felt confident her team could get our mortgage refinanced. We had been turned down so many times before that I have to admit, I was skeptical.
