      This company will slander their previous tenants just because they don't like the way that it ended. They are slandering my name right now and saving that they made me vacate the premises because of money owed to them. When in all reality I asked them if they could find me somewhere else to live or fix the home I was in because they hadn't done any maintenance on the home ever 18 months. and their response to me was well move. And they've held the deposit that I had on the home for $800. And whenever someone goes to do a tenant check for me on a new place they slander my name to them as well. They say that the photos I've posted our because I was unclean and the home was unkept but I lived in the house for 2 years with no maintenance being done. So who was really not doing their job. I don't recommend the home on 30th Street that is run by Grandin to anyone until they actually remove the mold from the home.

We strive to provide clean well maintained housing options - and do so fairly to all parties involved.

      If i coukd give 0 stars i would! This agency doesn't know how to respond to phone calls and messages. Didn't even have the professional courtesy to return our calls when we wanted the status of our application. They lied about a property that we were interested in being rented when the sign is still in the yard. They said we didn't have enough income and we clearly do, I did the math myself. Very rude to talk to, we had to go to the office to get any kind of response and then they were rude to me and my mother.

      Dee - we are required by Federal Fair Housing Standards to apply fair and consistent qualification criteria across all of the homes we manage. We cannot choose to overlook said criteria for certain properties and/or applicants as that would be unfair and not in the best interest of anybody including our investors/ownership. You didn't meet our approval criteria, we discovered this before running your application and accordingly didn't charge you an application fee. While I understand you didn't get the property you wanted - I don't see how we could of been more fair in our handling of the situation.

      I have had the privilege of working with The Grandin Agency for many years now. As an owner, I appreciate the no-nonsense approach they take to managing. They are always professional and have always been able to flex to my unique situations. They did a great job of handling an eviction they inherited upon being hired and have always contacted me for larger repairs. Grandin Agency does a great job of updating and maintaining my properties, and the quickness with which they rent proves this. No hidden fees. All numbers lineup perfectly, and the forms and reports on their website make taxes a breeze. I highly recommend for prospective owners needing a management company.

      Yesterday my roommate and I accidentally got locked out of our apartment. We called Grandin and were told we needed to get a locksmith. There were no locksmiths available in all of Roanoke and we called Grandin back 2 hours after we originally spoke with them to explain we were not able to hire someone and we were never followed up with. Jacob was the original person we spoke to and he showed very little regard for our predicament. I also spoke with the owner, Jason, and he completely sided with Jacob as he stated I was only “inconvenienced” and his only solutions were to better partner with a locksmith company and get us a lock box. A better solution would be to have someone working nights to handle situations like this but this company is clearly not in the business of good customer service. I asked Jason if Jacob would be spoken to about this and I was told to “have a nice day”. All in all, they were completely fine with letting 2, young, twenty year old women sleep on the streets of downtown Roanoke for the night. They are two men who CLEARLY do not understand the lack of safety women experience every day. Do not rent from this company as they clearly have no moral code and are completely fine with putting their tenants in at risk situations. Additionally, their unprofessionalism is demonstrated in their rebuttals and discrediting of other’s reviews of their terrible service, as you can see below. Grandin Agency- I look forward to your response. EDIT: Hey Jason, this is in response to your response- you are a property management company. You are responsible for managing a property which includes tenants being locked out. Unfortunately your degree from Michigan State in plant science did not teach you anything about equivalent comparison because a mortgage company is very different than a property management company as you do not legally own this property, you are actually being paid to manage it, which includes dealing with issues that arise. Like tenants being locked out- which believe it or not tends to happen out of normal business hours because we also have jobs. We have jobs so we can pay our rent so then you can get paid. Now that you understand the business of your company, I hope you will do better moving forward.

      Hi Kimberly: I must say that I am a little surprised by your review. It should be noted that we promptly answered your calls (after hours) and we had your door unlocked before we opened for business the next morning. You are correct that we did not have staff available to immediately address your situation that night - hence the suggestion to call a locksmith for immediate resolution. Late night locksmiths exist for exactly this reason and in the five other instances over the past eighteen months where someone has locked themselves out late night - locksmiths have always been available and have been able to provide access within a short period of time. I am unsure as to how it's possible that you were unable to locate a service provider on this occasion. The seeming implication  being that not a single one was on duty in the entire Roanoke area. Were you to have locked yourself out during office hours - you could of picked up a free key from our offices and/or we could have dropped one off. In an effort to hear and address your concerns - I called you back the next day and did offer to provide a lockbox and an extra key at no charge just as a precaution against future lockouts. I further stated that I will work to establish a relationship with an after hours locksmith so that this can be better handled in the future.  We surely wish you no ill will or safety concerns. and feel as though we acted appropriately to the situation.  Nobody slept on the street - and there is no need to hurl claims about our respective moral codes. I think you are trying to paint us a bad entity for what was an unfortunate situation. There was no need to have a "talking to" with Jacob. He followed procedure and attempted to offer you solutions. He was at home with his family having dinner and took the time to take your call and try to help. Would my mortgage company be expected to unlock my home if the same situation unfolded at 10pm?  Would they be responsible and negligent if I locked myself out and didn't have people driving around waiting to help during off hours? I don't think any reasonable person would have that expectation. As mentioned above we will try to be better. I have already started trying to form an agreement/relationship with a dedicated locksmithing company. We will continue to work to improve and strive to offer the best services possible.

      I used the Grandin Agency to rent out my townhome for the past two years. They did a great job of finding a tenant quickly and ensured that my house stayed in good shape for those two years. I then decided to sell my townhome They took care of everything and I didn’t have to worry about a thing. If something broke they took care of it quickly. When I put up the home up for sale they got a buyer in less than two weeks and closed on the house in a little over a month I highly recommend using the Grandin Agency.

      I had a house in Roanoke that I needed to rent out after I moved for work. Grandin took care of cleaning and advertising. They found good renters and were prompt with maintenance. Their bookkeeping system online was easy to use and efficient when doing taxes. I recent sold the house and the process was amazingly easy. Got above what I thought I would get for the house, and it took less than 60 days from listing to closing.

      As a Realtor, I love when buyers ask to see properties managed by the Grandin Agency. The homes they manage are well-kept, have written maintenance records I can consult, and are inspected routinely during occupancy to discover latent issues before they get out of hand. Jason has a wealth of experience and knowledge in this industry, and any home owner/investor looking to rent their property would be well-served to put the management in his hands.       I used the Grandin Agency for about 3 years for a rental property, I never wanted to deal with the pains of being a landlord. I found them professional, responsive, and thorough when vetting potential tenants. They check credit scores, payment histories, etc, as they should. I learned on my own a very hard lesson it's easy to rent to someone but you try getting them out when they stop paying the rent, it takes months, The Grandin Agency always dealt with any issues that came up in a fair responsive manner. My guess would be some of the unhappy reviews are by the very people that MAY have been turned down for tenancy or evicted...Have to have a good credit score and pay your bills folks. New Comment, When I decided to get out of the business of renting my house, I was ready to sell, I was more then happy that The Grandin Agency took care of the sale of my home as well, it was the most hassle free sale of a home I ever had, they charged no more than any realtor and took care of everything, consistently communicating offers and knowledgeable opinions on what to accept or decline, I am more than happy with them in every aspect.

      If I could put 0 out of 5 stars or even a negative number, that is how I would rate this "Agency" Today, I was terminated from a month to month lease because I had the "nerve" to make a maintenance request. Yes, that happened!!! I was told that I was not a cost effective tenant just b/c over my span of dealing with them( 2yrs) I've asked for trash removal off of the property, asked for my toilet that ran for hours and hours to be fixed, and I guess that the final straw was when I asked them to fix my a/ c blower ( the unit outside had a panel just laying open for anything to get inside the wiring) anyway all that had to be done was for them to shut it. I have been a tenant at this Apartment Complex for close to 12 years and always paid my rent on time, caused no problems and even the Owner of this complex praised me for my "caring about the property". Please folks, this agency does not care about your issues. In fact they will take your maintenance issues and throw them back in your face like everything is all your fault..just to get out of spending any money on your legitimate problems. The ineffective cost situation is that half of the units of where I live are empty, the place has absolutely no curb appeal, and the associates that work for the Grandin Agency are rude, egotistical, and patronizing. Ask yourself if that is who you want to deal with in a landlord/ tenant situation. Lastly and this is directed to the " top tiered associate Jason"... How in the world do you consider yourself an "expert in high ROI" when from what I have researched None of Your Own business ventures have panned out? Who is to blame for that inefficient cost?

      This review is being left by a tenant that we asked to leave one of our apartments. We asked her to leave because she was abusive to our staff and other members of the complex. As can be observed by reading her review - she finds it necessary to personally attack people who do not share her perspective. We provided her with close to three months of time to find a replacement residence as a courtesy - not because her month to month lease dictated.

      We put in an application to rent a property with Grandin and we were informed that we needed to view the property before we could proceed with the application. We found a few things with the property that made it a not-great fit for our family. I messaged the company and asked if it was possible to refund our application fees since we didnt believe the house was a good fit and our applications had not yet been processed. I only halfway expected a positive response considering these fees are usually nonrefundable. The company promptly and politely messaged me back and issued a refund. I greatly appreciate the professionalism and integrity required to fulfill that request. Perhaps if a future property came available that better suited our needs we would be happy to reapply with them.
