  Working with steve has been an awesome experience. To date I've bought 2 homes financed through intercap with steve as my loan officer. Each purchase went smoothly and fairly quickly. Recently on our home purchase due to covid guidelines there were a few more hurdles we had to go through which steve made a breeze. Despite all of the new lending guidelines steve was still able to pull off a miracle and have us close on our new home early enough so we weren't left without a place to stay once our previous home closed. Highly recommend working with steve!

  Steve Carter did an outstanding job! He was given an uphill battle from financing, ex spouses attorneys calling him, to a deadline he actually met ahead of time. I don't know how he did it but he battled through. I can not thank him enough! Again thank you for your hard work, but especially your help! I intend to use Steve Carter from Intercap Lending in the future.

  Steve was awesome to work with on my first home purchase. Was willing to work around the clock to get things moving. Most people know the loan application process is a pain but Steve did his best to mitigate the headache and I would recommend him to anyone getting their home loan.

  Steve did a nice job keeping me advised of what to expect in the lending process. This is my 9th home to purchase and have some experience with different banking institutions, also 15 years in banking experience working at HSBC Bank. As context my wife and I bought this home (new build) in June 2020 and closed in June 2021 - 6 months longer than original close date. Steve and April - 4.5 stars. Steve and April were my lending professionals. Steve did a great job during the pre approval process - quick letter, professional and provided the detail required to purchase the home. April acquired our documents for final approvals, the online system for updating documents was quick and painless. Anything that Steve and April could do, they did to take the burden off of us. Steve always answered the phone and both responded quickly to my questions as well as took care of the insurance follow up, escrow follow up, required home requirements to ensure all the busy work that could be added to the file was complete. Because of COVID and construction delays - requests for updated documents over multiple rolling months was a pain. Intercap underwriting required more than any other bank and did create areas for some communication gaps. Asking for a set of documents and then asking for additional ones. Steve and April did a fabulous job and I would work with them again. Intercap - 2 stars - in particular underwriting guidelines. The ease of the preliminary approval letter did not carry over to the final approval. We did have major issues with the sellers agent providing required detail that created conflict, so I'm grading only the underwriting guidance and overall culture. The last 3 months I felt like I had to continue to prove over and over again that my high FICO scores and no delinquencies over 30 years combined with the financial documentation demonstrated a low lending risk. This was the most strict underwriting experience we have gone through. To be fair - the building experience was terrible, COVID added complexity - but Intercap was very thorough - too thorough and complex and these complexities created communication challenges between the lending team and me.

  I've used Steve twice to refinance my home. Each time he has been very helpful and informative. He takes the time to answer your questions and explain the different options available. I would recommend talking to him before going anywhere else.

  Steve and his team are AMAZING! They are so responsive and fast. We closed in 21 days with no issues thanks to their hard work and dedication. Great communication and transparency. The only mortgage group I ever call. Just the best.
