Be prepared for frustration and disappointment, and to the extent you can work only with the front-line reps; they are the best folks there. Once you get anywhere else in the company (including the reps' manager/supervisor) the whole notion of "customer service" goes right out the window. Five stars for the front-line reps; 0 stars for everyone else in the company. My situation: I make payments every two weeks (in line with my paychecks) for half the amount I owe. One month I received a call from SLS that said "please call us back at this number". I call back and they ask why I'm calling. That should have been my first clue things would go south. I explain they called me and they pulled up my account...and then asked if I wanted to make a payment today or if I'd be sending it in. I thought that was odd - I said neither and explained that I couldn't possibly be behind since I pay half the amount every two weeks. So over the course of a 28-day window I make the full payment. The rep got it, said they were sorry because they'd posted one of the payments to extra principal instead of the monthly payment. They said they'd put a note on my account to prevent that from happening in the future and get the entry corrected and apologized for the inconvenience. Problem: solved. Not really. I got the same call two months later. Same issue. I figured maybe the first rep forgot so I patiently explained the situation again. The rep this time said she'd take care of it and put a note on my account, then was surprised to see that wait - there WAS a note on my account, but apparently payments ignored it. She added another, fixed the problem and apologized. Guess what? Two months later I'm back at it. I got so good at the routine of calling and explaining I could probably have quoted them exactly what they were seeing on the screen. You would think after FIVE notes on my account something would click with this company, right? Finally it got to the point where I was getting frustrated with having to correct the issue so I spoke to a manager. That was a mistake. The reps were very nice and apologetic about the fact that their payments department was incapable of reading; the managers informed me that I should stop making 2x/month payments and just pay the whole bill once a month. I explained my situation and they told me they're not going to look at my account and I'll have to keep calling in every month to fix it. I heard that from three managers. So I did fix it - now I send them a quarter of the payment every week. Suboptimal, to be sure, but if you can't handle those payments then tell me that's not an option. Don't tell me you can do it (it is an option) but payments is going to ignore it and you'll have to call in every month to fix it.

They deserve zero stars. I have an HOA ( Home Ownership Accelorator) mortgage. Not a traditional mortgage, but not so uncommon. Instead of making “payments” your mortgage becomes your checking account. All income and other payments go in, and you use the balance as needed. I spent 2 hours on the phone with 3 different representatives trying to make them understand how it’s SUPPOSED to work (from the time they took over the loan in December until July, they seemed to know, but have forgotten since then). No progress. This organization is scary. STAY AWAY IF YOU HAVE THE CHOICE! We had no choice.

This is the most unprofessional, uneducated & rude company I have ever tried working with. I have been trying to resolve issues that should have been completed 10 months ago. They sent me a letter informing me that I was getting forclosed on. Then, I get a bill months later. When I call, they said the buyer pulled out last minute, but noone was going to inform me. Now, I have to hire an attorney, get my credit fixed & now, sue them for lack of communication w/ recorded phone calls to prove their incompetence as well as lack of any care and lying flat out. I hope other's get help & STAY AWAY if you're considering them.

BELIEVE THESE POOR REVIEWS... After a successful LOAN MODIFICATION (as punishment), my mortgage was transferred to SLS! Incompetence at it's finest... I've received a transfer notice 6 months ago, BUT have yet to receive ANY statements or other correspondence. I've called twice and was told my "mortgage is still in the processing stages and there is a 'block' for forwarding me mail". I guess it's a clever way to get homeowners to default: no paper statements, no payments. HA! I USED MY OWN ENVELOPES and mailed in my monthly payments on time. This BLOCK has even prevented me from setting up an account online and staring ACH (automatic payments). Yes, this is a nightmare. BEWARE

My loan was transferred in the middle of my closing and this company held it up for two weeks even when my closing lawyer called. The staff just didn’t care and literally said what’s the big deal. I am filling a formal complaint. I can’t even get access to my tax documents. Terrible company. Glad I sold my home and no longer have to deal with them. Wish there was a minus rating.

They did not pay my homeowners insurance nor my property taxes even though I had an escrow, and then purchased their own that was 4x the amount of my current insurance. I made payments myself on my homeowners and my insurance agent was able to get them to cancel the insurance they bought, but that was all due to my excellent agent. They were a major hassle.

Paid off loan per their payoff paperwork on 04/01/2020, Then was told we owed another 150.58 paid that too now we are told on 5-1-2020 we owe 303.58 on a loan that was paid in full and over-payment of 150.58 and escrow owed us of 300.00+ because the payoff wasn't credited correctly on their end on purpose and the 150.58 sat in unallocated funds in their system purposely . Fraud plain and simple. well today after being told we owed more money they were warned they were being reported to consumer protection agency the BBB who of course they are not accredited and the occ and a local investigative reporter from the local news channel. 1 star is 3 to many should have negative stars.

If I could give less than 1 star, I would. I have taken care of financial issues on our home account for 13 years. Recently Wells Fargo sold our note to SLS. This past month, my western union payment was denied by my bank. We were current. I tried to pay again online and via phone pay. The computer indicated no account existed. I sent an electronic check from my bank and SLS rejected my payment, although we have no previous default payments due. So I call and they have us in a collection status for the one month which SLS refused our payment. I speak to a collection rep and although I am the spouse and I always take care of the bills, she tells me she can't help me because my name is not on the account. I tell her it's on the original paperwork. She tells me that even though I am on the deed, I am not authorized to take care of the account. I tell her that I was authorized by Wells Fargo, so I am told when the loan is sold, that information is not transferred. We are 1 month default because SLS refused our electronic payment. Now they won't take a payment at all... I told her that my husband will not call because it stresses him out, which is why I handle it. SLS just wants to start foreclosure procedures...why wouldn'tthey, since we have paid for 13 years and probably have 80,000 plus in equity. They are sharks!!!

As a concerned customer, I keep reading reviews but I would like to ask a general question...Most of you who have had your loans transferred to SLS, where there any specific circumstances? Meaning, were you late in payments, or filling bankruptcy? Or did you make the mortgage payments in a timely manner, and were just a victim of today's market (the buying and selling of loans). Also, according to the Federal Trade Commission...if your loan is transferred to a new servicer, you will received two notices, one from your current mortgage servicer and the other one from the new servicer. The new servicer must notify you within 15 days after the date of transfer. There is also a 60 day grace period after the transfer, in which you CANNOT be charged a late fee, even if you mistakenly sent your mortgage payment to the old servicer. Lastly, for those who wrote to the Better Business Bureau, what notices have you received. If its not an accredited company, what can one do to protect their credit status? I do not agree with sending payments via Western Union, and paying for the transaction fees. Good luck to all.

If your loan was sold to SLS, welcome to hell. Several years ago, I had a mortgage that sold to them and had to constantly call them because they botched some aspect of payment processing. We purchased a new house in another state, unbelievably, the loan was sold to them. Less than one year back with them and we are, once again having problems. At least they are consistent.
