  This women (Melania Carvalho) has contacted my husband repeatedly, long after the transaction had ended. He asked if I would respond to her since she knew we had already been in a property, so I did so; very politely. She has since discontinued contact. Beware this women is unprofessional, improper and lacks decent moral character.

  I’m not even sure where to begin. I chose to rent a great studio in a Sunset Beach condo complex. From the very beginning the situation was odd. The unit was listed for rent by the current tenant (who wanted to terminate her lease early) and she was the one showing the apartment. Because she was terminating her lease early, there was an agreement between herself and the owner that she would cover the costs of cleaning the unit post move out. I did not know if that meant she would arrange and pay for it or if it would come out of her deposit. When the day came for my move in, the property manager did not meet me at the unit to do a “walk-through” (supposedly because of Covid). When I arrived we found that the apartment was not thoroughly cleaned (spots on the walls, sticky substances in the sink, hair/dirt everywhere), there were broken items (trim on a the stairs, handles in the kitchen, mirrors on the closet doors), and later noticed that there was no flooring in the closets (just bare subfloor), the tub drain was stuck down and there was food & sponges in the garbage disposal. When I initially emailed the property manager his response was that the unit had been cleaned and that the cleaners “don’t deep clean”. Which blows my mind as no one should move into a unit with someone else’s filth in it. He also stated if I wanted the other items fixed I would have to submit work orders. Roughly an hour later I received another email stating the owner wanted all of those items taken care of. (Let me be clear, I have no direct contact with the owner, but she seems to be a fair landlord). It took another week or so to get the maintenance guys out to fix the items and I had to follow up more than once. More recently there has been a water leak coming on from a large window in the back of the unit. It has been, give or take 3 weeks since I sent in a work request and no one has come out. I submitted additional work requests and emailed the property manager. He then attempted to berate me for sending multiple work requests. Additionally be forewarned that they use a 3rd party to answer their maintenance line that can give you no information about when someone may come out to fix a problem. Today, I have no hot water. It’s a Sunday and it’s Easter, the maintenance line cannot help me at all to get someone out to fix this issue today. Nor can they tell me when someone will even see that I have an issue. AVOID this management company.

  I want to recommend Mr. Rolando Vargas. He is an excellent agent, he is a very honest, hard-working person, ready to answer at all times, answering calls and texts immediately, he is always very attentive even in the smallest details.
