      1) Background: We started talking to Abby Fagin Feb 2020, before COVID got stupid; we signed the final contract April 2020. -Design phase was enjoyable. -Bob, Oscar and Abby were great! Too bad they were canned. -Build phase was so-so; we kept close tabs on construction (3-4 visits/week; it got my anxiety up seeing corners being cut or obvious issues ignored; lots of photos/emails to document this. -9 months later, I’m marginally happy with the house but I would NOT go through Legacy again. 2) Background: Legacy seems to have been in turmoil the past few months: lots of good employees have been fired or quit, including Abby, Bob the builder, Merlin (warranty guy), and Oscar (oversaw day-to-day construction). Losing great employees should be a red flag for owners and potential customers! I’ve heard through the grapevine that one of the owners who knew the most about construction was also 86'd. I've also recently heard Legacy had to sell to avoid going under. If none of this is true then I welcome a factual response from Legacy to set the record straight. Between all this and the complaints I’ve heard around the ‘hood about corners being cut and warranty sucking (it does!), this speaks volumes. 3) The good: Abby, Bob, Oscar, Merlin were great, too bad they’re all gone; your loss, Legacy (your foolishness). Also, the process to pick a model, then choose all our options was easy, painless and fun. 4) The bad: Disclaimer: every complaint I have with the house can be backed up by over 450 photos and emails. -I’m glad we lived nearby and could check up on the build several times a week, because we saw a lot of things that needed to be addressed/fixed during construction, such as: concrete (garage, porch had to be ripped out/redone); ceilings; flooring; and more. This boils down to lack of attention to detail and rushing to get done and move on to the next house…time is money, attention to detail is time. Also, there was a LONG list of stuff that had to be fixed in the final week before we closed in mid-October 2020. 5) The ugly: -Long fixit list during the 60 day warranty visit (mid-December 2020), including some outdoor repairs that were pushed back until summer 2021 (still waiting almost all of them as of 7/23/2021). -I brought up other problems May 2021 to the warranty folks when I inquired about all the delayed Dec 2020 stuff, including porch still being messed up after they replaced a section; gutters leak at the corners; warped architectural “shingle” siding (has since ripped off in 20mph winds on June 17 & still hasn't been fixed as of July 23, despite lots of emails, 3 phone calls, plus copies of all my emails being delivered to the corporate office); storm door tread/threshold bent upwards and causes large gaps at the bottom corners of the door...critters can get in; back deck stairs are now floating off the ground because the cheap wood pad at the bottom has sunken into the ground; really bad drainage in the side and backyard (despite assurances it would be fixed during grading/final grading/once sod went in); etc. -Also, there’s a lot of stuff I’m going to bring up for the 11 month warranty visit. -The warranty department said they “probably” CANNOT fix some of the stuff, even though they agree it’s jacked up; they said some stuff is my responsibility, such as the wooden pad at the base of the deck stairs that has sunken into the ground to the point that the stairs “float” above the pad. How is that my responsibility??? 6) Warranty bottom line: lots of little and big issues with the department…a very common complaint. Not responsive and slow to come fix things. I have heard nothing but complaints regarding the warranty department. 7) Overall bottom line: This home cost north of $300K, so it should be done right and fixed right! Neighborhood consensus is great neighbors, decent houses, horrible warranty dept. Warranty is about as responsive and transparent as North Korea's government. Caveat Emptor

      Moved into my home in Jan. of 2021, The people that were with me and me asked questions. Had some concerns. I have now been in this home over a year, water in the basement, I am a single home owner and have spent lots of money so far fixing things from carpet, dishwasher, windows, driveway, electrical, furnace and humidifier. Stupid me I am a realtor and trusted the agent. I liked the floor plan and that is why I went along. Open living room and kitchen dining area appealed. I know understand why the first buyers walked away. Shame on the agent. When I get ready to sell this home all cracks in basement walls which I was not allowed to see. I know the owner of Legacy Homes. I tried to get a copy of the whole hose inspection from agent from first buyer but she would not let me have it or even see it. I have tried to reach the builder that I know for a copy of plans and specs. No response no returned calls. Steve shame on you. About ready to start the work in the basement but starting with exterior North side where all stains were on the floor in the basement first. Large task for someone 73 yrs. old. Still ethics are the name of our business. Shame on you that was not very honest.

      I was just exploring options. Their staff was really helpful and the model homes are so beautiful! It was so nice to walk through an actual finished home that was decorated, so I could get a sense of how big the rooms would feel with furniture in them. Most of their subdivisions have 2-3 models. It was nice to walk through the ranch and 2-story options. I started thinking I wanted a ranch, but now I can't decide!!

      If you are considering building a home with Legacy Homes…DON’T! It is July 2. We have lived in the home since January when we closed, and due to the time of year, some outdoor items went to escrow…mainly sod. As of today, WE STILL DO NOT HAVE SOD, many empty promises later. The contractual escrow completion date was 5/31. These people don’t know what they’re doing, and they don’t care. Good luck getting them to complete the work in a reasonable time frame. BUYER BEWARE!!!

      Legacy was horrible! We signed contracts and paid 4k, actions which guaranteed us a final purchase agreement with our specified base price and a lot that we had chosen. Out of the blue, the final purchase agreement that our previous contracts guaranteed us was postponed repeatedly. After a long while of hearing nothing, we were contacted by a new sales agent because our original sales agent had been fired. The new agent proceeded to demand that we either sign an addendum agreeing to pay 15k more than we had agreed (because the price of lumber had gone up) or be denied our final contract. We agonized about this, because legally, we were guaranteed our lower price. Eventually, Legacy demanded that we agree to pay roughly 40k more in total than our guaranteed base price. They wanted to force us to pay the new base price for the specific house we had chosen (which obviously included whatever profit margin that entailed) along with the additional 15k for the lumber. Mind you, the new base price had just days ago been adjusted and increased to account for the increased prices of lumber. They also denied us the timeline that we had been given. We spoke to a lawyer and were advised to demand the chance to sign the final purchase agreement that we had been guaranteed in our previous contracts. I attempted to do so. I was denied. Eventually, I was contacted by yet another representative. The representative claimed that there would be a clause in the final purchase agreement that stated if Legacy could not build for whatever reason, they could return our deposit and be released from the contract. Myself, my partner and our lawyer all agreed that could and would are two very different words when used in a contract. Legacy could have built our house as they had agreed to. The new sales agent specifically said that they were still being supplied lumber when other small, local builders were not. They simply wouldn't build our house for the price they had given us less than a month prior because they didn't want to. At this point, Legacy had demanded 40k more than we had agreed, refused to give us a timeline or even an idea of one and also wanted to maintain the clause that allowed the company to refuse our contract whenever they decided it wasn't financially advantageous under the pretense that they could not fulfill the contract. We had even agreed to pay more to help cover the prices of lumber, we simply didn't want to pay the total amount that they had demanded because it obviously included a comfortable profit margin for them, which we felt they did not deserve after guaranteeing us a lower price. This clause was their excuse again and again. I was firm in demanding the chance to sign our final purchase agreement that we were guaranteed. Again and again, I was told Legacy would not honor it. Eventually, I got frustrated and told the representative that offering a contract with no plans to honor it was fraudulent. After mentioning that, I was hung up on. Hours later, I received a text message from the new sales agent asking how we would prefer to receive our deposit as though I had agreed to allow them to cancel the contract. After again contacting our lawyer, we gave in because neither we nor our lawyer trusted Legacy to do the work properly at this point and honestly, the house would not have been worth the time or money we would have needed to spend both in court and in waiting the unspecified amount of time it would have taken for them to build it. Our credit had taken a hit because we had gotten pre-approval specifically for the build and our lawyer cost us nearly 600. We were also out a considerable amount of time and just generally frustrated with Legacy. We couldn't recommend NOT building with Legacy enough. We had a family member building with Charleston at the same time and they did not have to pay more to have their contracts honored. Maybe check them out instead.

      Had a lot reservation/documents signed/money down/prices locked down and the day before the final purchase agreement was to be signed the sales rep made up an excuse and cancelled, saying that they would be in touch. A week later we got a call from a person saying it was their first day and we would have to agree to pay $15k more for lumber and our base price would no longer be honored, raising it approximately another $25k. When we advised them we were speaking with a lawyer they informed us they would be cancelling our agreement and returning our deposit. Our original sales rep made us excited to build with Legacy, now after the experience we had I couldn’t advise someone enough to not build with these people.

      The showroom staff were knowledgeable, fun and thorough. However the rest of the experience left a bad a taste in my mouth. Sales agent- lack of follow through and pushy Construction- damage was covered up instead of appropriately repaired. Items needing correction in the framing were not addressed before drywall. Lightning and electrical, some outlets and fixtures are not centered and do not match the install drawings. Poor cleanup and prepping after walkthrough/closing. I half filled a 5 gallon bucket with dirt and construction debris from our basement floor that was supposed to have been cleaned. A section of gutter that was leaking before closing we were told was fixed but still leaks. I asked for a section of crooked down spout to be straightened and it was never addressed. Less than a month after moving in tile grout is cracking. I do not recommend using Legacy for a new home.

      Legacy homes has this address listed twice on Google so I’m reposting my review on this one as well: I should have listened to reviews but we loved the layout so we decided to just proceed, big mistake. We put 4K down in deposits but we still ended up walking away because of the number of issues we had. We worked with Mark and issues ranged from the actual customized parts of the build, to sudden lot price increase, to random admin fees that we suddenly had to pay, to not communicating about issues with the build, and more. All of these issues added up so fast we were willing to give up our deposits to get out of it. We tried to voice these concerns with him but customer service and care clearly isn’t a priority for him because he wouldn’t budge on anything (not even to fix an issue with stone that was their fault). We even had our realtor try to work with management at Legacy by explaining all of the issues and concerns we had but they said “if we do this for you, we have to do this for everyone” so it must not be the first complaint they’ve had and could care less about working with their customers to provide service. I HIGHLY recommend looking at other options before going with Legacy. The only enjoyable part was working with the people at the design studio.

      You make the call - For a brand new home, AC did not work, window was not sealed properly and there is water damage, dishwasher was not installed properly and the electrical outlet for the range was incorrectly installed (not sure how it passed inspection), service technician for the appliance had make the change on the range for it to work. Technically the house is still under the 1-year warranty but they don't seem to be in a rush to address the issues.

      My home should be done by April, so far the process was great. Caren, the sales agent, was so helpful. You can custom change anything you want up until you confirm and lock your options, after that they wont let you change anything. I don't blame them for that because you can have as many meetings as you want before locking your options. building process so far going according to schedule and everything seems good. Hopefully my review will remain 5 stars after I move in.
