  Yanni is an amazing hard money lender. He is the most honest and straightforward person. He is always extremely protective of his hard money clients and their accounts. His availability to his clients is genuinely 24/7. Working with him is something I will never regret and hope to keep working with him in the future.   My experience was Yanni was awful! We bought a house where he represented the seller and us, so we can get deal done. He also had a hard money loan for the seller. Once we opened escrow and pulled the title report, we realized that there were loans more than we paid for house. So essential it should have been advertised as a short sale with lender approval. Yanni should have disclosed that to us! He also charged $200k in default fees to seller. As a result, we had to pay $36k more for the house. We had rented our current house and had to move. His poor communication delayed escrow and costs us a lot more than agreed. The seller ended up taking appliances and AV equipment that we had agreed would stay in the house. Yanni was always trying to help seller and did not treat us equally as our broker. So, he essentially brokered both sides of deal, loaned money to seller (wanted to be my loan agent also), didn't disclose the short sale, made us pay more money than agreed, and all this caused delay of our escrow. PLEASE BEWARE working with him and his firm. If you want any more details, feel free to contact me. I don't want anyone else to go through what we went through.

  Raz Razla is a bigot who made an extremely racist comment on Facebook pertaining to a specific group. I would not recommend doing business with him!

  Hey Sky, Raz Razla sent you a message about your concern and I really think you had a complete misunderstanding as Mr Raz never had any intentions to make a comment that will be hurtful like that. As the broker/owner of HML investments(This is Yanni Raz that commenting here) I will not tolerate any misbehavior like that. I talked to Raz Razla and he is confused and not sure how did this whole mess happened, but rest assure this won't happen again.
