  My name is Steve Brunswick, and I have been a real estate agent in Bakersfield for over a decade. I have used Diana Canaday for many transaction throughout the years. The thing that makes Diana different from other lenders that I have worked with throughout my career is her knowledge of the lending industry, and the way she can construct loans to close that other lenders can't. The latest example of this is a buyer that I represented that had a FHA pre-approval letter from another lender. We were in a 45 day escrow on a home, and at day 46 the lender let the clients know that he could not get the loan closed. This happens way too frequently in real estate. The seller said he would give the buyers 12 days to get the loan closed or he would cancel the escrow, and go after their earnest money deposit. In desperation, I took the clients to Diana's office. She sat with them, and within the first 20 minutes of looking at their file she let them know there was no way this loan was ever going to be approved as it was constructed. While this was a very difficult thing to hear, she explained to them clearly what the problem was. After hearing and understanding why the loan wouldn't be approved, the buyer told Diana about an additional revenue source that they thought couldn't be used. Diana was able to take this new information, completely deconstruct the previously loan and redo it, and 11 days later the loan was funded and the house closed escrow. I can't express enough how impressive it was that one lender took 46 days to say they couldn't do the loan, and Diana took 11 days to get the loan fully funded (and this was an FHA loan, which usually take 30 days to close if everything goes correctly). Of all the lenders I have had the privilege of working with, Diana is the only one that I feel confident with in regards to getting a loan closed (which is why I use her myself when buying homes). She is very smart, knowledgeable, and honest. If you are looking to buy a home I would strongly recommend you contact Diana Canaday for your loan. There is a certain amount of comfort that comes from knowing your loan is going to close, and when you are not concerned with the loan, it allows you to enjoy finding that new home, and the excitement that comes with it (and that is the way it should be).

  If I could give Guild Mortgage (and Diana Canaday) 10 stars I would! We have used them several times over the last 10 years to purchase and refinance our homes. Their customer service and attention to detail are superb! Buying a home, especially for the first time, can be very overwhelming, but every part of the process from start to finish is explained clearly and in detail so you never feel lost.   My husband and I had been looking to refinance our home for quite a while. We had spoken with many companies and no one would give us the time of day. We finally found Guild Mortgage from a radio station my husband listens too and I researched the reviews. It was very helpful. By this time we were going to give up but I called them and Nick was the one that answered the phone. From the moment I spoke with him he was knowledgeable, professional and patient. It was definitely a sigh of relief that he was willing to even give me some information on options for our mortgage. He helped my husband and I understand every process we took and if we weren't sure of something he would give us in detail the information we needed. It was such a pleasure to work with him and the team in the office. The entire refinance process I felt was very beneficial and we couldn't have done it without Nick.   They have the RUDEST staff. & it doesn't matter if you have money to give them they make you go in circles for them to accept it. I do not recommend anyone go through Guild Mortgage.
