  I worked with Marsha Gandy to help buy my first home. It was a complicated purchase, because I run my own freelance business. I was worried it wouldn't work out, but thanks to Marsha and her team I got my first home! The whole process was relatively pain free, and Marsha and her team walked me through the entire process, which I needed. I can't recommend Marsha and Guaranteed Rate more.

  GUARANTEED RATE WILL STEAL YOUR MONEY!!! I made my first mortgage payment on 1/1/2020 and the check cleared my bank shortly after. It is now May 5, 2020 and Guaranteed Rate still “can’t find” that money from my mortgage payment 4 months ago. It didn’t show up in my Guaranteed Rate account, or with the shady new company (who will not answer phone calls, or reply to emails) they sold my loan to. Unless you want to pay legal fees to get credit for a mortgage payment you make, go elsewhere.

  Peter Doucette and his Partner are Rock Stars. So very professional and know exactly how to get the job done. As a former real estate agent, I could not get over our recent transaction with them. The entire staff were so organized and so professional. To top it off, Peter was willing to help my son who had a huge problem with another loan company who screwed up his loan at the very last moment. Peter helped him find a fix.   Allison was fantastic through the entire home buying process from the initial consultation to closing. As a first time home buyer, Allison educated and guided us every step of the way. She was very responsive to emails and calls and provided quick turn around. She also helped push the title company and listing agent to complete their tasks as we approached the contract deadline.   I worked with Craig Stelzer to refinance my home. Put simply, I’m usually a fairly easy customer to deal with and I’m not hard to satisfy, but it’s very difficult to impress me and Craig did just that! We started working together essentially on a Friday evening and during the weekend I made my decision to go with Guaranteed Rate. Craig worked swiftly with me to gather all of my documentation and get the process started, which allowed me to lock in a great new rate as well as reduce my mortgage term and remove PMI. The entire process was very smooth and technically savvy. Communication was top notch, always with prompt response times. Most of our communications were electronically because that was convenient for me, but he was also available by phone whenever needed. The documentation exchange process was fast, secure and easy to use. Other lenders/brokers offered the same rate as Guaranteed Rate, but I found that Guaranteed Rate's fees were overall the lowest I had seen between competing banks and brokers. I even had an attorney review the proposed fees and settlement charges and received similar feedback indicating that the fees were really low. The time to close was fairly quick, with only a small delay due to my insurance company making an error during a policy change request that had to be resubmitted for correction. I wish I had known Craig when I originally purchased my home. I will definitely work with him again for any of my future mortgage needs and recommend him to anyone who asks. Thanks!

  Best Team anywhere Marsha Gandy and her team were consistently there for me. They solved my problems, stayed in touch all the way and brought everything to a happy conclusion. Take the stress out of Buying or Refinancing. I did and I recommend you do too :)

  First Mark Harrison gave my partner and I a pre-approval saying we qualified for the loan. Then he said one of the credit agency was reporting my partner's short sale as a foreclosure. We contacted the credit agency and they said they were reporting it correctly and it was Guaranteed Rate's software that was out of date and reading it incorrectly -which he would not look into. So Mark said that I could qualify for the loan on my own. Then he said, the I would have to rent out my current house, which I contracted to rent out. Then he said oh that doesn't qualify. Now I needed 20% equity in my current house and that I needed to get an appraisal, which he ordered. The appraisal came back showing just over 20% equity. Then he said oops, sorry now you need 30% equity. So he had me pay down the principle of almost $20,000 on my current property. Then he said, oops, since you refinanced your current property in the last year, you don't qualify. I had refinanced with him so he should have known this before making me pay all this money down! Then he said you can only qualify for an FHA loan that requires mortgage insurance of $400/mo. I have an 800 credit score and going to put down over 20% on the house I was trying to purchase so there was no way I was going to accept these terms. I ended up buying the new house for cash after all the extremely frustrating and infuriating experience. I did everything he asked and then he had the nerve to charge me for the loan application fee plus the appraisal which came to $500. Incompetent and misleading doesn't even begin to describe Mark Harrison. I called the corporate office in Chicago 3 times and no one would call me back. Stay away from these buffoons.
