  I needed to finance a new home purchase and went to several institutions, all of which seemed disinterested, made the application process onerous and impersonal, or were clueless what I was wanting to do. BTW, my FICO is over 840. My real estate buyer agent suggested Flat Branch. What a huge difference. We walked into their office and it was like years past. We were met by a welcoming representative who knew exactly what we wanted and put the application together in about an hour. Amazing. As the process of the purchase moved on, Flat Branch kept us informed and provided assistance when needed. I cannot say enough great things about Fla Branch. If you're about to purchase a home, please make Flat Branch your first stop. Your search for financing will end with that visit.

  If you’re going to need a mortgage-at least use a team that will be on top of all your requirements. I always felt like I was in good care. Lots of conversation back and forth made the experience less stressful. Been through this process on several moves and this was by far the best experience. Thank you Joe and Melissa!

  Great communication, Joe and Melissa kept us informed about the documentation we needed to provide every step of the way, as well as keeping us on top of deadlines.   We came to Flat Branch Home Loans because our mortgage banker, Klayton D. Simmons is working for you. Klayton is very professional, friendly and a hard worker. Klayton kept us informed every step of the way , everything was accurate with no delays. Klayton answers all your questions and even has videos that explain your next steps so you understand what it going on. Klayton worked very hard on our mortgage and all the other employees in the different departments. We will definetly refer you to everyone we know that needs a home loan as your company is an expert in doing loans.

  WORK WITH MICHELLE O'REAR! She is great and will take the time to explain any questions you might have. I was a first time home buyer and she answered A LOT of questions. Flat Branch's team at this location was on top of things and extremely clear about what documentation was needed as well as the next steps necessary for a home loan. Michelle, Julie, and Star ensured the process was smooth and progressed promptly. They are a very professional team and would recommend to anyone.

  Go with literally anyone else. I spent the last month+ attempting to refinance my home with Flat Branch for the SECOND time. Yes, I was attempting to be a repeat customer and got the worst/most costly service for 0 outcome. Joe Morris had come recommended when I had to refinance a year ago so I went with him again for this go around to take advantage of the great interest rates. Luckily, I started to do more research this go around and before closing with Flat Branch I made some other calls. Literally EVERY lender I spoke to was able to get me anywhere from .5% -.8% lower rate. Not to mention closing costs were anywhere from $1000 - $1800 cheaper!! With a no commitment appraisal fee. Even after letting Joe know that I had done some research, and I had not used my one time drop rate, he still wouldn't work with me. I received a text message, yes a text. Not a phone call or email, a text, asking if I was moving forward. It was completely unprofessional and is now costing me $300 because I obviously chose to go with a better lender. I understand disclosures were signed but they cost me a months worth of time not to mention the amount of money I spent on closing with them the previous time! I cannot express enough to go with another lender or at the very least not with Joe Morris as your agent.

  I can’t thank Nick Roberts enough ! He provided us with so much support during the home buying process. He answered every question and was always available. Our first time home buying experience was delightful thanks to him. 10/10 would recommend!!
