  Absolute nightmare of a closing process after our buyers selected Capitol Title. The first closing certificate had several inaccuracies, including wrong numbers in multiple places. Good thing we were paying attention and reviewing. Amazing that many other reviews cite the same issues with significant document inaccuracies. Buyers - you have the right to select a title company and I would encourage you to shop around, or be prepared to spend more and keep a sharp eye out on all your numbers if working with Capitol Title.

  Mr. Cope-Thanks for your note. In Maryland, as a Seller, you must abide by the Buyer's choice in title companies. Our Buyer is quite happy with their choice. We tried our best to reduce your fees to below cost, to overnight packages last minute, to respond to and comply with your agent's many requests. Unfortunately, some requests simply cannot be accommodated. We have been around for fifty years and have many satisfied customers. Perhaps one day we can make you one of them. Enjoy the Carolinas!

  Despite Covid challenges, our process was a breeze. Our title agent was cordial and deadly efficient, so we (sellers) were out of there in maybe 15 minutes.

  The settlement process for refinancing our mortgage went very smoothly. The paperwork was all in order, with no errors. The front desk receptionist was friendly and helpful. The officer running the procedure was professional and knowledgeable. My only complaint was we didn't start on time; things were delayed for some reason that was never fully explained. Aside from this one issue, we definitely enjoyed working with Capitol Title on this refinancing activity and would gladly work with them again.

  The settlement documents required multiple emails for revisions, often with the same mistakes showing up after multiple edits. Indeed, despite informing them at least 4 times that our mailing address was incorrect in their documents, when presented with the final version (less than 24 hours from signing), they still had our mailing address incorrect. We ultimately signed even with this error because we feared they would not be able to fix it without having to push back signing (and they did fix the more worrisome errors involving charging us for fees we'd already paid). In these final documents (less than 24 hours from signing) we were also surprised to find a new $100 fee for remote signing, which had not previously been in the drafts (despite them knowing for weeks we were planning to sign remotely). The link for remote signing was happy to inform us that the service was being offered free of charge, which made us feel like it was a last minute cash grab because we were likely too concerned about pushing back signing to get it taken off. Finally, they charged a $102.46 "Tax Verification Fee", but 2 weeks after closing (and after wiring us the money from the sale) they came back to request more money to pay the property taxes. More worryingly, they said the deed couldn't be transferred until the property taxes were paid, meaning the buyer's loan was accepted and the proceeds wired to us without the buyer actually having the deed. I would not work with Capital Title again.

  Executed the closing for us as a buyer. No major issues, although I had to be proactive in ensuring that everything was communicated to me in a timely manner. Closing went smoothly.
