  Diane Cole & BLACK ONYX FUND, LLC seem to be frauds. I lost a bit of money with their group after prepaying some fees for a large real estate refinance project they promised would be simple and quick. This started back in May and its now October. Its been almost a week since they have returned my phone call and I'm fearing the worst... I will promptly remove this post if a refund is received. I hope I am wrong.

  BUYER BEWARE. The positive reviews are made by the owner, John Sims and employees. John is a felon for fraud. USE GOOGLE. DO NOT EVER pay a lender up front fees to secure a loan. They took my $3500 ‘fee’ and never even ran my credit then sent a letter that they could not find anyone to lend to me but still earned their fee. Choose a lender that lends money. THIS IS A SCAM moved from Michigan to Illinois and previously in Texas. He’ll be back in jail soon enough tho.
