  This deal was supposed to be a 3-6 week turnaround on a cash out refinance. It has been 6 months. They take weeks to respond. Underwriters miss things they should have requested months ago if they had a legitimate concern. They said the deal was nearly clear to close and the only needed 1 correction on the company name on the insurance from llc to llp so we could close later that day . Then came up with other issues pertaining to other operating agreement and canceled closing. They changed our initial intrest rate due to delays on their end, which cost us thousands over th life of the loan. We are still trying to close this deal. These delays are holding up hundreds of thousands in funding that could have been reused over and over again. Never use them!!

  I started doing business with Ashmore Partners early in my real estate investing career (Fall of 2016 to be exact). Since then, we have closed on 24 properties and counting. Their business has grown and so has mine. Anthony has always been a great resource and open to sharing contacts as well as information that mutually benefits and aids in smooth transactions. When the numbers make sense they are able to close deals just as fast as cash. If you are a newbie investor, I highly recommend Ashmore Partners because your first few deals will impact your outlook on real estate investment. If you are a seasoned investor, I also recommend Ashmore as they now offer products for both quick flips and long holds. This way you are covered in both your entry and exit strategy. As a longtime client of Ashmore Partners I can testify that they are the real deal and there are genuinely good people behind this business.

  These guys rebranded to Builders Trust Capital and I haven't had a great experience with them in regards to refinance/project financing. If you have a tight timeline, don't bet your deposit on using them. I had to close and get financed after the fact. Appraisers were way off with their numbers and their comps. Don't do 30 yr mortgages with them. It's the worst experience- extremely long wait times, delays, underwriting coming back and delaying financing for multiple weeks.

  One of my clients recently used Ashmore to finance their first fix & flip property. Ashmore's team closed without a hitch and guided my client through every step. The sales manager, Alexander answered all of our questions, communicated with the title company and even negotiated a cheaper insurance price. Myra was very responsive and helped us understand the process. I will gladly be referring my future buyers to Ashmore and I genuinely look forward to working with them again.
