  John was very professional and thorough with our home inspection. He went out of his way to ensure everything was working and in proper order before we purchased the home. He was a great communicator and explained details about what he observed as he was completing the inspection. We also received our report within hours of him completing the inspection. We are very pleased and would highly recommend John to anyone!

  I'm absolutely delighted that I chose Amelia's Home Inspection service. I had read reviews of several inspection services and it became clear that Amelia's received unequivocally the top reviews. As one reviewer commented, his call was personally answered by John. This is exactly my own experience. John responded to my call immediately and was very informative and personable over the phone. We set up an inspection with rather short notice and he accommodated completely. Upon arriving at the property, John was already there and doing his job even before receiving payment. Throughout the entire inspection my wife and I walked along and listened to John's detailed comments, suggestions, and concerns. He is thorough, knowledgeable, and also very personable. We truly enjoyed his company and conversation as well as professional mannerism. The report came quickly and complete. Should the occasion arise again, I would hire John and Amelia's Home Inspection in a heartbeat. Top notch all the way.

  While looking online for the best home inspector in Lake Geneva, we read all the great reviews for John Balian. He more than exceeded them and really took his time thoroughly inspecting the home from top to bottom, and then doing a walk through describing each issue. His report was very professionally prepared and arrived within the same hr😳 wow John’s on top of his game!   John is thorough, honest, fair-priced. He identified asbestos in the house and referred us to a company who is going to help with remediation. I highly recommend Amelia’s Home inspection! Integrity, quality, and value.

  John was great to work with! He was professional and very thorough. I loved his website and portal, as we could view our inspection on our laptop or phone the minute it hit the system.   We hired Amelia's Home Inspection twice in a matter of a month (our first home inspection had too much wrong with it, so we decided to go with another home). Both times, John was fantastic! He was very thorough, detailed and professional. He helped point out things we never would have known to look for, and was very quick with the full detailed report. Both times we got it back by the end of the night. I would recommend this company and especially John to any one of my friends/family. 5 stars!

  John was an absolutely fantastic inspector who went above and beyond to look over and walk us through every aspect of the home from the roof to the basement, nothing went unchecked. He has a wealth of knowledge and experience with homes in the area. Report was extremely well put-together, ready the next day and much more informative than others I've seen. Wouldn't hesitate to call him again and recommend him to anyone in the area.
