  Dave, the Manager, was nothing but personal and genuine... I was impressed that being the man at the top of the Chain of Command at Royal Kunia that he took the time out of his day to personally and physically inspect and make sure our Apartment was beyond the standard for move in ready! Love that kind of humility, concern, and leadership. Leasing agents were professional, expedient, and kind. Marissa and Darlene thanks so much for your pro-efficiency! Our apartment is fantastic ... new carpet, new paint, new oven and NO BUGS! The maintenance folks are quick to respond also. We get great trade winds to keep us cool and rarely use the AC... and it’s very much our little sacred place away from the world. Glad to be part of the Royal Kunia Ohana.

  I would give 0 stars if I could. Don’t rent here. I wish I had listened to the other people who left reviews similar to mine. Bugs everywhere. Cockroaches are out of control, figured it was just a “Hawaii” thing, but our new place has none. Your utilities will be thru the roof, and the rent is ridiculous for what you get. The office is managed terribly and the communication is awful. Oh we have all your paperwork you guys are all set, 3 weeks later there’s a knock on our door letting us know there was another form needed and if we didn’t hand it in by the end of the day our rent was going to go up. Management then talked to us informing us that our rent was not going to go up, good scare tactics though. Finally broke our lease, but was never given the amount we owed for the partial month we were still there. Get an email with some ridiculously high amount that is well above our normal rent and then get told if we don’t pay it, our break lease agreement will be cancelled. Well it would’ve been paid had we been given the amount we owed up front. This place was the biggest headache and entirely ruined my experience of moving to Hawaii. I guess we’ll see them in court over the large amount they are now saying is due. Like I said, do NOT rent from them. Run fast and far away. There is much better places to live out there.

  When I rented I was given a deal on a 3 Bed room and I wasn’t entirely sure but I soon found out. I was given a unit next to the Royal Kunia park and ride and for a year I had to listen to extremely loud music and had to call the police 70+ times because the music was so loud and the complex had no jurisdiction of the park and ride, I was told by the complex If I had any issues with individuals at the park and ride I had to call the police. I also had neighbors who were extremely loud and not until Dave the manager contacted them several times did they comply mind you this was over a several week period! The complex grounds are not clean making this complex a breeding ground for German cockroaches no matter how clean you have your apartment! I was unable to do a move out inspection due to my schedule and the front desk schedule and was not given a return of my security deposit nor have I received an invoice of what I was charged for more than 30 days after, I paid professional cleaners to come in an clean my apartment so I can’t even imagine what I was changed for! The reason I moved out at the end of my lease was all the above reasons as well as they wanted an extra $200+ dollars for increased rent as well as they wanted to up my security deposit! If I hadn’t delt with enough while living here that was the last straw for me! Unless you are desperate to find a place to live DO NOT RENT from Royal Kunia! You could not get me to rent here EVER again! The only saving grace to this propertyis Doddi at the front desk who is a great woman and Dave the manager who tried to help me out!

  Wish we never moved here. Been here since 8/2016. Today, 3/2/2017, my car was towed the night of 3/1/2017 (and as a disclaimer, I did not park in a reserved spot or a handicap space!) At 7am I leave for work and had a mess to deal with, here's why... I called security but they had left at 6am. I then called 24 hour services number and they laughed at me after I explained what happened. He told me what I already knew which was "your car shouldn't have been towed so call the office". Better believe I told him he was being rude and highly unprofessional. We knew the main office doesn't open until 8am so my husband had to drive me to the car lot on Sand Island (only place on the island where towing companies are). The office charges us $40 a month to have a second car permit. This is just the last straw. We still called and tried to reach security but the person who answered after hours spoke broken English, not event Pige, and got frustrated very easily because he couldn't answer our questions and yelled at me over the phone. I can't wait to speak to the office about all this... But the office is no better. When we first moved in the place it had roaches and geckos. The office staff can be intimidating and really give off the vibe that they want anything to do with you but there were a few who really cared and helped. For the rent we pay and how taxing it is to live here I would suggest never living here. We made the mistake of overlooking the signs because of 2 nice employees but without them they have nothing, they are not helpful, they are even rude and aggressive without being provoked. Run!

  This place is incredibly expensive for a pretty terrible apartment, and they absolutely will screw you over any way they can when you sign the lease. Don't make the same mistake I did, find somewhere else to live. These people will steal as much money from you as they possibly can.

  I first read all bad reviews and skeptical but when I moved in I love this place not sure why so many bad reviews if they were true , things have changed. I just moved in not long ago and the staffs are very friendly , maintenance staffs are very helpful and fast respond to your request. My room is vey Breezy on second floor. Nice diamond head view. Unfortunately I have to move soon to my own home. If anybody looking for the place the rent and lease. You can contacts the leasing office. Thank you Rochelle, Darline To helping me with paperwork’s showing me the room since beginning, Ms Dothi management office to open the door for us when we were locked out and coordinates with maintenance and thanks to maintenance staff to help me fix dryer and other things. My daughter loves the pool, open and plenty parkings. The rules and regulations are doable. Well, I would recommend this apartment to anyone who works around schofield, Ewa beach, Waikele, waipahu, Kapolei or Makakilo. This place close to Walmart and Times, Kunia Shopping Center. I have said enough, you can try to go look and feel yourself if you feel comfortable that is your home you can live like I feel.

  If I could give this place 0 stars I would. After having been accused of not paying rent several times, each time having to take my receipts to the front office, I was charged substantial moving out fees after I was told everything looked great. After keeping in touch with the front office working through the fees I was told I would be contacted and that they would handle it. I didn't hear anything for months and now, 1 year later after hearing nothing from Royal Kunia Villas...I was sent to collections. This management is awful and will manipulate anything and everything to milk you for more money than you owe them. Do yourself a favor and stay away from this place at all cost.

  Customer service is terrible, but the area so far is clean. Prices are somewhat decent considering all the appliances included, as well as free parking. Would not recommend to anyone who hasn't looked at other places yet though. As a military member who just moved out of the dorms they would not accept the fact that I would not have the money for rent until I moved out of the dorms and got BAH. I am a military member with a guaranteed pay check, but the leasing office did not care and had no sympathy. Even though I had put money down to hold the apartment, they threatened to take my money and not keep the apartment on hold for me if I didn't move in soon. Just horrible.

  Very big roach problem here, regardless of it being Hawaii. The front office is terrible. I received a letter of overdue fees that were exempted from a move in special, yet they claimed I still was due.. so now I have to deal with the haggle of providing proof. They parking rules here suck as well and will tow your car without a notice. They even charge you for over night guest parking. I would highly recommend you really look elsewhere. I can not wait to get out of my lease.
