  We recently closed our house with Total mortgage and whole experience was very stressful and unpleasant. It took them 51 days to close the house. First the appraisal request they submitted got canceled after 10 days and we had to push the closing (first closing date was after 1 month, so they had good amount of time to close), then appraisal came back on time giving them 10 days to do the paper work and they were not able to finish it. Our was a super simple loan request with no complications and this time we had around 25K on stake. The support and response we got from Total mortgage was really bad. They are not at all responsive, multiple calls and messages and emails and they will not reply. Then we involved their upper management and this time they assured to close in 3-4 days, we asked for extension from seller. this time again they were not able to get clear to close and finally after multiple extensions we closed our house after 51 days. Do not go with their 21 days close policy, if you want a smooth closing then please go with some other lender coz we had a horrible experience. Our only ray of hope was Jackie and with her push and support we were able to finally close in 51 days otherwise we would have lost our entire earnest money, time we spent to find our house and our new house also.

  Jim at Total Mortgage was easy to work with, thorough, and fast. He was knowledgeable and well versed in all areas of our refinance. He gave us options and great advice. The entire process was easy and seamless!

  If you want to be strung along while they try to determine what they are doing, then this is the company for you--I would advise to look elsewhere-- just sharing my experience so take it for what you want-- communication is not a strong point -- Looks like the company wants to make sure they express their point of view, which typically indicates a defense type of mentality, I will add that they were not touch with me everyday, I am not going to lay out all the details, I chased them everyday. The next mortgage service company I connected with explained within hours on the limitations that NY state has regarding the type of mortgage I was looking for, it did not take them a week. You can believe what this company wants you to believe or you can believe what my experience was. I can only advise to find someone else due to the experience I had. I can elaborate further if Total Mortgage Services wants continue to not acknowledge mistakes on their end. This should be a clear indication of what you are dealing with- buyer be warned.

We were in contact with you everyday, you spoke with multiple loan officers from our branch, and while we apologize that we were not able to help you, we did have multiple loan officers look into your situation to try and find an option that would fit your challenging situation. In addition to being a lender ourselves, we are a broker partner with many other lenders and made sure to see if we had an option for your unique situation. Unfortunately the response times from those lenders vary. We understand your frustration and apologize that our solutions were not as instantly accessible as your situation needed. We are sorry you felt as this was a waste of time, we just wanted to ensure we exhausted every option for you.
