Allison Johnson2This is a review of the viewing experience only. I booked a tour online, which I do not recommend. After driving all the way to Roswell, I was called 45 minutes before my appointment to be told there were no units available for viewing. But since I had already made the drive, I still went to the leasing office to look at videos mentioned in the call. When I got there, everyone was really sweet but seemed really rushed. They did actually have a unit available for viewing and I was quickly sent to view a 2 bed chattahooche unit by myself. The floors were beautiful laminate, and the bedrooms were spacious with huge closets. Despite that it was very dark, low ceilings, had small common spaces, and was pretty out-dated. It was definitely livable, but felt very budget with out budget price tags. When I went back to the leasing office and communicated I would like to look at the videos of the water-front units with higher ceilings, I found out they didn’t have videos available. They only had 2 pictures. It really seemed as if they didn’t want my business, and were very busy. I felt a little bit rushed out. When I asked to be called if one of the townhome units opened up, I was told to just continuously check the website. I wish I had called instead of visiting as I didn’t feel as if I was wanted there. They are under new management, and perhaps my experience was bad only because they were actually very busy. I hope that they continue to improve. I would not recommend touring this place. If the location is right maybe call them.

Dexter Masland5My fiancé and I recently toured the complex and LOVED it!!! Carey was so friendly and helpful. We cannot wait to move in this Sept. The apartments are nice, spacious and affordable. The huge pool and access to the river make this apartment a no-brainer!

Landrus Clark2You would do well to move elsewhere! They increased our rent by 20% last year and doing the same again this year. The apartments are very poorly heated and air conditioning doesn't exist during the summer. We have tried for two years to get them to fix this issue but it mainly goes ignored. We love the location and the beauty of the property. The floors creak, parking is a ridiculous $30.00 per space, as if the rent is not overly priced for these approximately 30(+) year old units. The water bills are outrageous and we feel they are charging unfair rates for the services.The management has issues that we feel are personally directed at tenants. Aimco is the owner of the property and their response to our issues has been unsatisfactory at best. The utilities here are killer bills and sorely pushes you out of your budget. It is too bad they don't feel more responsibility towards to people that help pay the bills.

Megan Byrne1I love the apartments and location, but I am so extremely disappointed by the management. You can leave 1,000 emails and messages and never get a response. You have to physically go in to get any response. My utilities were outrageous. $200 for power and $120 for water. This is more than we spent on a two story house with five people in it. This month was my 2nd month living here and when I went to go pay rent, there were charges i didn't understand what they were for. So i payed my $1400 rent and left the $178 in extra fees unpaid until I could get some answers. Mind you, I'm out of town for work for two weeks and my husband leaves for work before the office opens and doesn't return home until the office closes so phone and email communication is critical! No response to my email asking for answers in these fees, yet I did receive an email stating I incurred a $100 late rent fee despite the fact that I did indeed pay the rent. So still waiting for a response and I get an eviction notice! Keep in mind, I PAID MY RENT. So my husband gets off work early and makes it to the office to ask in person about what is going on. It's five minutes until close so he's told just pay the utilities minus the late fee to avoid any trouble and they will sort it out tomorrow. I go online to pay the utilities minus the late fee and was told that the system can not process a payment less than the minimum amount past due! So here I am, $300 broker, with no answers feeling completely scammed by an apartment complex that apparently can evict you AFTER taking your $1400 rent payment. Well done Lodge on the Chattahoochee.

The online rent portal is automated and, since utility and other charges are included in rent, not paying the full balance by the 3rd of the month is considered a late payment, which incurs a late fee. penelope williams5We always look forward to coming home to The Lodge on the River. This is a welcoming riverfront apartment complex with a natural setting, and low-key atmosphere which soothes the soul. There are great amenities and gorgeous views of the river from the exercise room, pool, basketball court, or playground!!! And, the community thrives on its diversity and friendliness. Dogs are always on leashes and there's plenty of room to roam for the kitties. Children are welcome. The staff is amazing and always available to serve in areas of expertise. We plan on staying for years to come...

Arko1I used to be a resident in the lodge of the Chattahoochee and I did not know why some people are so unhappy Leaving negative feedbacks until you move out them then You realize what a messed up management this apartment complex has. They charging you for cleaning fee even though the apartment is clean they're not giving you any of your security deposit back and you can be sure 100% about that. When you move out they applying so many stupid charges to your account and they giving you such a hard time with everything. They are not communicating with you properly regarding the charges either and they reporting all those charges to a collection agency! Oh and I did not mention they charge you $10 per month for the parking and the parking is not even dedicate it to you! The maintenance is so bad, the ventilation of the apartment is very bad too and you are definitely going to see mold In the closets. The electricity bill for a 2 bedrooms apartment comes for 400 to $500 per month Which I'm paying half of it now for a 6000 ft² house! And many other things that I Don't have time to explain all that! Just be advised.

gale passo5I didn't think I would like going back to apartment living but The Lodge on the Chattahoochee is a wonderful experience. Right on the Chattahoochee River, easy access for kayaking or tubing, the buildings are all different so that it doesn't feel like you are living in cookie cutter boxes, and the staff is congenial, attentive, and on top of the renters' needs. Great place to live!

Jamie Downing2First off, the location is great - close to everything, and also secluded and quiet - and the apartments are attractive. The low rating we've given is due to the mismanagement of the apartment complex, and the constant maintenance issues we've experienced since moving in. Now, we expected a few issues when we moved in, particularly since the buildings are older (built in the 1970s). We've had numerous problems with appliances in the apartment (microwave on the fritz etc.) but maintenance is usually fairly good at dealing with these issues in a timely manner. But since we've been living here, there have been constant issues with power and water. The power goes out at old times, which is a major nuisance, since my wife works from home and relies on the internet during the day. Also, the water is often off due to maintenance that always seems to take longer than it should to fix. The managers do not seem overly concerned about these problems. Again, issues happen and we understand this, but the frequency of the problems is beyond what you'd expect, especially for an apartment complex in this price range. That's the other thing: rent has increased dramatically since we moved in here, and seems to go up every year. Again, not a problem if the Lodge was constantly improving their game, but alas, this is not the case.

Lauren Zaro5My fiancé and I moved in about a month ago and are extremely happy with our decision! The staff is very helpful. The apartments are in great condition and are continuously being upgraded. With the Chattahoochee River in your backyard, basketball/sand volleyball courts, and multiple parks/trails near by, this is a great location for outdoorsy people.

Ron A5I've only been here a month now but so far I'm loving it. There were a couple of hiccups in the beginning, the appliances not being moved out, a few scratches on the floor, but I sent emails to Jeannette and she IMMEDIATELY took care of each of those things, even responding after hours. The staff, but she and Giovanni have really gone the extra mile to make the move-in smooth. I'd looked at a few different places and I'm glad I gave it one last shot and looked at this one. In a fair and honest assessment, I do love the apartment, but wish there was a little more natural light. However, the community was built in the 70's and there are a lot of other amenities that make up for this. The hardwood floors, living right on the river are just two of them. I have the thermostat on 75 and at times even that's not quite enough so I keep a fan running most of the time. I am a little worried about the electric bill, and I've seen a few other reviewers say it's hard to cool and heat, but again, these were built in the 70's, so it's kind of expected. SO many people in this community are extremely active, always walking, running, biking, going to the river, it's definitely encouraging me to get out and play and stay in shape. Overall I can say I'm happy with my decision to move here.
