  DO NOT USE RATEWINNER!! Scott Li was horrible with correspondence and very unprofessional. He actually disappeared in the middle of the process, and shared my financial/banking information with the seller. I had signed a bunch of paperwork, paid for a number of inspections (some twice due to his delays), and then he disappeared, never to be heard from again. BEWARE!! Reply to review - what happened with the second time? No replies, no communication. Why? Accident? Hospital?

  Hey Chrissy we tried our best to get your loan approved. This was a low FICO FHA gift of equity sale from family member to family member where we tried to seller assist all the closing cost into the loan along with no down payment in lieu of gift of equity. The seller was your brother, and I don’t recall giving him any of your information other than providing him with an update when he asked. You paid for two inspections because the 1st appraisal came in too low, and the home had several environmental and integrity issues where there wasn’t enough room to complete the purchase without you contributing a significant amount of cash more than you had. Then after some prep work and tidying up I suggested for the 2nd time around, we were able to get the value higher just enough to make it happen. Then we ran into a reserve issue (amount of money required in savings). From there we had discussed about saving some of your money for a few months and that’s when the communication became scattered. I have uploaded images of the first appraisal showing the home deficiencies that caused your loan to be denied the 1st time.

  I've worked with Scott on numerous purchases and refinances. He is simply the best at what he does. Very detail oriented, gets the job done and takes the time to explain things to me I don't understand in the most laymen terms

  I used Jeffrey Lum at Rate Winner. Jeff proved to be very helpful, upfront and professional. He would always follow thru and kept me posted regarding the status of the loan.   Jeff and staff at RateWinner helped me twice during the past couple of years (once a mortgage then refinance) and the experience was stellar.   Other lender, chase, was very inefficient and disorganized leaving us frustrated with the whole mortgage process. Scott from Ratewinner stepped in and gave me the assurance that he can get the closing done in desired timeframe. And Ratewinner did deliver what they promised. Scott had been prompt and very efficient with the application process. He was quick with processing documents and giving me periodic updates. The entire process went very smooth and Scott was always there to answer any questions and to resolve any issues promptly. Scott is definitely my go-to guy for mortgage needs for my families and friends now. Keep up the great work!! Highly recommended!
