  Mark Hilderhoff completely screwed me. We started talking in January when rates were still very low. He gave me loan rates for two properties and we started the processed. He promised me "I close on deals." All of the paperwork took forever. I was constantly being asked by other parties for information that he was supposed to take care of. I paid to have two properties appraised, and right as we are getting ready to close he tells me that his banks are pulling their loan rates and raising them by 2%. I understand that some of this is out of his control. The FED did raise the loan rates. Although, I contacted him in January because I wanted to close before the rates went up. However, the worst part is that he completely just stopped communicating with me. After spending $2600 on appraisals, he stops returning my emails and phone calls. Buyer beware. There are lots of people who can do what Mark does. Pick someone different.

  We are sorry to hear about your experience Joel. Just so everyone has some context here, we have uncovered that the loan delay was one the borrower and lender sides (not us as we brokered this loan). Loan delays happen because the borrower didn’t get us documents in a timely manner, which we have found that it took 3 weeks for your attorney to get a needed document to the lender. And there were delays on the lender side because of your complex entity structure with having a trust own a series LLCs and then LLC owning a commercial property. Their underwriting will take longer in these scenarios. Point being, none of this was Mark’s fault, but what was his fault is he did not communicate timely on the backside, which we apologize for. You called Wednesday and he didn’t get a chance to call you by Friday before week end. We even offered to get your appraisal refunded and you did not take us up on this offer. For anyone reading these comments, this is the first negative review we’ve ever received, and Mark has been with us for two years and we can refer anyone to 50 people who closed deals with Mark in the past 3 months who all will give him 5 star, just for context. Thank you

  As a first time fix and flip investor I was very skeptical about who to trust when getting a hard money loan. As soon as I called in to prosper firm I talked to Mark Hilderhoff. He was the most helpful person I have a ever met. He made everything so easy to understand and explained everything in detail to me. He even referred me to a realtor that got me my first flip. I was able to close on time because of Mark’s help. He was available every time I called. If he wasn’t able to answer he would always call me back when he got the chance. Best decision I’ve made was to trust Mark at prosper firm.
