Sandra Escoto1Please note, my review is based solely on my recent personal experience purchasing a home using NVR as my mortgage lending company. In my family's case, NVR was not the lender we thought it would be. When we first met with our Sales Rep., he told us "Once you get your loan pre-approved by our lender, sit back and enjoy the ride!" He just forgot to mention, it was a spiral downhill ride going to hell. Our experience with NVR was the worst. From the start, we noticed they were not organized as they kept asking for the same documentation to be sent to them at different times of the process. They have trust issues, an example being requesting documentation from my employer verifying if I was an employee at my organization, which was fully disclosed to them and then a week prior to settlement, calling my employer once more to verify if I was still employed. Not to mention, the person who called my employer was not polite over the phone (this was the message I received from the employee answering NVR questions regarding my employment). That is just one simple example, but we encounter several other similar instances. Getting to settlement was a complete nightmare and emotionally draining. We expected settlement to occur in the month of April, then it got pushed to the 2nd week of May. Finally it was move to the 3rd of May, but it was made possible after an emotionally emailed sent to everyone involved in our case. As first time homebuyers, we did not expect our first home purchase to be this chaotic and full of drama. As a suggestion for anyone who is a first time home buyer and has a family member that is self-employed, attempt to use an outside lender, do NOT use NVR. If you decide to use them, please be aware that you will need to brace yourself with lots of patience and have a lot of time on your hands to handle the amount of stress they put on the customer.

Michael Bates1BRING A REALTOR YOU TRUST to negotiate out the poison pills in Ryan Homes' standard contract and hold them accountable. I'd recommend getting everything in writing (I'm glad we did because Ryan Homes and their Sales Managers tried hard to get out of some of the terms and conditions of my contract) and get your new home inspected pre-drywall and prior to closing--money well spent. The guys/ gals in the model home, while friendly, have zero power/ weight if/ when things go sour. At the time of this review, Ranj is still the Project Manager; I found him professional, personable, and skilled in his craft. Ultimately, he delivered a beautiful, high-quality home and continues to be accessible after closing. He is about the only person at Ryan Homes, NVRM you can trust. The neighborhood, overall, is nice and safe, especially for B'more. NVR Mortgage is absolutely terrible to work with--some of the most incompetent people I've ever worked with on buying/ selling a home at all levels (Loan Officer, Loan Underwriter, Branch Manager). NVRM was the sole reason that my home closed more than three months late. Hindsight is 20/20; leave their closing cost assistance bribe on the table and find a reputable lender. NVRM charges $2k more in fees than other local lenders, so that $5k closing cost assistance offer is really $3k (<$14/ mo.)--$7,500 is really $5,500 (<$26/ mo.). Dozens of neighbors have experienced similar closing delays, significantly higher closing/ transaction costs than were quoted, significantly higher mortgages than were quoted, and/ or lost their new homes altogether (that's where their "Quick Move-In Homes" come from!)

Randy Brown5Michael Bridges was our Loan Officer. From our first conversation through our settlement Michael made us feel comfortable with the home buying process. His communication throughout was excellent as well. We had a small hiccup during our settlement, but Michael was in that office working and was able to sort things out and get the correct paperwork reissued quickly. Thank you Michael and the NVR Mortgage team for making this such a great experience.

Lisa Marino5I had a fantastic experience working with NVR Mortgage to purchase my first home in MD. I hadn’t purchased a home in 17 years and had never purchased new construction. I was not looking forward to the whole process dealing with card-shark, car-salesmen type associates who try to up sell you on everything. I had the pleasure of working with Dominic Frantantuono from NVR Mortgage. Such a great, down-to-Earth guy with a lot of integrity. He was very accommodating and let me drive the train. He turned the whole nail-biting process into an easy, fluid, and happy transaction. He works out of the Columbia office, but was kind enough to meet me at the White Marsh every time to accommodate my schedule. He even stopped by my Settlement to wish me good luck in my new home. Such a class-act. Buying my first home in Maryland was an amazing experience, and I highly recommend Dominic and the NVR Mortgage Team.

Kyle Carruthers5At first I was a little hesitant about going with the builder's lender for new home financing. I had heard things about builders' lenders typically being unresponsive and causing problems, but that is not at all the experience I had with NVR Mortgage. From day 1 Johanna Castro and Michaelynn Bacon were nothing but amazing. Every step of the way they were looking out for me, making sure I had everything necessary for closing, responding to my concerns, and ensuring I was getting the best deal possible out of the mortgage process. They were even able to secure a $1500 grant towards my cash to close which helped tremendously. Overall I could not be happier about how smooth the process went, I'd highly recommend NVR Mortgage to anyone looking to purchase a new Ryan Home.

vhappel14Overall, great experience - would rate 4.5 out of 5. Our experience may be a bit unique since we were not along for the build process. We started the process with a finished house. Jill and Alexis, our Sales Rep. and Loan Officer were amazing. We're not first time home buyers so we weren't completely new to the process, but we still had a lot of questions. Jill and Alexis were always available, helpful, and very informative. Not only did they make us feel like we were their only customers, but they also made us feel like we were being helped by friends and not just a Sales Rep. and a Loan Officer. We had a bit of a bumpy start with the NVR Settlement group and the title insurance, but Alexis stepped in and helped get our questions and concerns addressed, ultimately making the overall settlement experience good. Closing was smooth, on schedule, and an overall enjoyable experience.

When I was introduced to Malcolm, I was entering the market as a first time buyer. Naturally, my needs were a bit different and I had loads of questions. Before he sent my document to the underwriter he called to speak with me about what it meant and what could change. He made himself available to me at pretty much any hour via email, calls and texts. He is very responsive and knowledgeable with the product he is working with. He's also very straightforward in all deliberations. I explained to him what my expectations were in terms of closing time and other particulars. He said he would meet those expectations but he exceeded them for which I am grateful. From Approval to this point the journey though bumpy sometimes yet I consider myself lucky because I've heard horror stories from other home buyers. It didn't matter how many times I ask to go over my numbers he was there for me. During the times of stress Dominic reassured me he got this. This is our third time in our life working with a loan officer making a home purchase. This is the first time I felt taken care of with no worries. Loan officers in the past get frustrated with me because I ask a lot of questions. But Dominic discussed everything with us leaving us with no questions. He provided information very timely.
