  I came to Ben in a bit of a pickle with my home buying situation. My home was going to be done with construction and ready to close in a month and a half. This is when the first lender I was working with suddenly told me they would not do a VA loan for me because I had to get my current home loan off my name to restore my VA entitlement amount to buy my second home (I am keeping both). They basically told me that since the loan was slightly more complicated than a traditional loan, they would only finance me with a conventional loan and that I would need to come up with a massive amount of money for a down payment and other fees. Ben assured me that he could make everything work and get me financed with a VA loan and in time to close. He worked with a preferred lender and worked his magic on getting everything done while saving me thousands of dollars. He really saved the day and I cannot thank him enough for helping me every step of the way. You would be doing yourself a favor by choosing to work with Ben. He is truly a brilliant human and amazing at what he does.

  I have purchased a few different homes over the years and I always found this process to be extremely complicated and convoluted until I worked with Ben. He gave me his personal and undivided attention and slowly walked me through all the details so I felt confident that I was getting the best deal possible.   Ben and Britt were wonderful assets to have in navigating my first time applying for a mortgage. They both patiently answered my questions with professionalism and always guided me in the right direction in what they thought would result in the best outcome for me. I had a few hurdles to overcome, but thanks to their due diligence, and their willingness to be in constant contact regarding matters large and small, I am now a homeowner. From the first time we spoke on the phone, to closing day, they helped me get the best interest rates, explained things I didn’t fully understand, and gave me the confidence to move forward without any setbacks or unpleasant surprises. Applying for a loan can be stressful as you start to dig in, but with Mortgage Miracles Happen it was an easier process than I would have thought.   Ben is amazing at what he does! He connected us with a real estate agent and went above and beyond for us. He asked us what we wanted/needed and delivered just that while keeping us in the loop through the entirety of the process. Ben is not only great at his job but is kind and personable.   My experience with Ben and Mortgage Miracles Happen was extremely positive. We were moving from California to Utah. He worked with us and our realtor throughout the process of shopping for a new home. As retirees, we had special circumstances to overcome in securing our loan. We also had a very short deadline to achieve and Ben performed stunningly, getting our loan accomplished a week ahead of an already very tight schedule. He was always available and responded quickly whenever we had questions or concerns. Working with him made it all run smoothly. Everything he promised, he delivered, while helping to keep our closing costs to a minimum. I would, without hesitation, recommend Ben and his firm to anyone seeking a mortgage loan.

  Failed to get me a loan even though I have 10 years of income and a perfect credit score. Wasn’t going to say anything but since he asked me to give him a review, we’ll, here it is…

  Yes you may have had great credit, but credit is NOT the only determining factor to qualify for a loan. There are & were other factors to get approved and to qualify for a loan. The loan type that you had requested was a bank statement loan due to your tax returns showing sufficient income to qualify with a conventional loan, this required a Non-QM bank statement loan. You came to me at the very initial onset of the start of COVID. Right after we submitted your loan file to the Non-QM bank to, the entire financial markets went on life support, the stock market lost a great value in a few short weeks. As the stock market lost a big value, lenders cut lines of credit. The Non-QM world stopped lending to all borrowers completely. So for a period of 6 to 8 months, all borrowers that could not show that they had income to support a loan from their tax returns and/or W2's, they could not get a loan at all. So just because a borrower had good credit, they still had to show income with tax returns during this time period. You were made aware of this and you were told that the Non-QM lenders were not doing loans. Mid-way through the loan process, the bank and all of the lenders that were doing the Non-QM loans at that time when you asked for a NON-QM loan all discontinued lending for the first 6 months of COVID. To mention that I was unable to get a loan for you is NOT anything that was in my control. This was due to the economic conditions of the country and the world and due to the industry discontinuing ALL Non-QM loans in 2020 for a certain period of time. In addition to this, clients who were able to prove their income as well as other underwriting conditions that were met were able to get loans during this time. So self-employed borrowers that could not show tax returns for their income were not able to get a loan . So only having good credit is not the only factor to approve a loan and issuing a loan to anyone.

  Ben was amazing to work with. He showed me all my options and broke down monthly what I would pay and where my money would go. By doing this he also advised me on how much home I could afford. Which being a first time home buyer was super important.
