Taylor Adam1Everything was fine up until a few months after closing. Tarrant county notified us of taxes unpaid for the year prior to our move in date. According to the Tax Certificate we signed this was supposed to be taken care of by the seller and the title company. At first the title company agreed to help us as we should not have to pay for taxes for the year before. A few weeks went by and we heard nothing. When we asked for an update they refused to help and told us to deal with the seller ourselves. This is very unfortunate as we have all the necessary paperwork to prove that the taxes were posted prior to closing, but they still refuse to help. I suggest looking for another title company if you are considering this place.
Response from the ownerThank you for your review, Taylor. I am sorry you were not satisfied with your experience. As you are aware, and as per the documents that you signed at closing, we researched your issue and we discovered that the taxes that had become due were rollback taxes that were not showing on our tax certificate at the time of your closing. Your closing occurred in February of 2018. Tax bills for 2017 showed paid in full on our tax certificate. Tax bills come out in October of the tax year (2017 in this case) and are payable on or before January 31st of the following year (2018 in this case). Therefore, the 2017 taxes were showing paid on your tax certificate; and there was no reasonable expectation of any tax bill coming due until the following October 2018. Unfortunately, we cannot predict when a county is going to go back and remove an exemption and charge rollback taxes on any given account. This is why we have the parties sign the Tax Agreement at closing, which you signed and were provided, that specifically states these matters are to be resolved between the parties. This is exactly what happened in your situation. Once we discovered which taxes had become due on your property, we notified the seller directly of the situation and followed up with the seller to make sure that they did pay those taxes and the matter had been resolved.
