  I worked with Warren Ifergane for my first fix-n-flip professional hard/private money loan. Boy, did he and ICG10 come through! Warren is a great communicator that responds quickly and the process was smooth and efficient. I will definitely be doing business with them again and I highly recommend them as well.

  Warren Ifergane gives misinformation about the industry, doesn't return calls, emails or texts. Rude, arrogant and literally a slime ball. He says that he can get the best rates, then doesn't deliver. Lenders like him are a dime a dozen. No wonder the house you see in the profile looks like a shack, instead of the home of a successful lender.

  We literally have no record of you ever sending us a loan request. So how can you make such an assertion? Seems like you're using a fake name. We looked at your previous contributions and you seem to have given 1 stars to at least 6 different lenders. Are there any that you like? PS: That is not our company's house. That is a completed flip from our borrower.

  I’ve used this lender 4 times for my fix-and-flip loans and then I refinance them conventional. Highly recommend. They’ve consistently funded 90% on my purchase with 100% of the rehab (although I don’t really draw on that)

  The best Private Lender in the industry, lending in 40 States. What I love the most about ICG10 Capital and Warren Ifergane is that he respects and values the borrower's time. In my experience, his turnaround time has always been within 15-30. I appreciate it because he understands that time is of the essence with these Private deals. His term sheets and LTVs are HOT!!!

  Rude. One of the last reviews is the guy who works there, Warren, and he is not licensed which explains a lot. They are so bad they have to give themselves a good review because real people are not.

  We reserve the rights to deny certain brokers from working with us. You might find it rude, but we need to protect our borrowers. Your reviews are plagued with borrowers that claim fraud, etc. As a result, we do not want to do business with you and associate with this. You use a gmail account and claim 0% down on your site. Your address you advertise is a UPS store! We cannot associate with shady practices like these. In regards to licensing, 40+ states in the US do not require licensing. We ask all brokers to follow specific steps to submit deals. With 200MM funded last year, we need to stay efficient. You refused to enter them after nearly 5 times of repeating the same thing. All of these reasons make it so we unfortunately cannot do business together. We require our brokers be professional, efficient and ethical. No cheats.

  ICG10 is a serious lender that does what they say they will. They are able to close fast and on time in a LLC with very little docs.
