      Contacted this office to go see a house they had up on the market. This office couldn’t have been more rude if they tried. Maybe it had something to do with me being a Hispanic women but I’m very upset and will use a different company.

      If you want to sell your house, do not hire Howard Hanna of Mount Lebanon! In my lifetime, I have sold 5 houses and purchased 6. I have never had such a stressful experience as I have had with Howard Hanna of Mount Lebanon. These people are totally unprofessional. I hired an agent from this office after speaking with her on the phone. I liked what she had to say. She told me with a few changes and better pictures of my house it would sell fast. She assured me the price I suggested to list was perfect for the market. By the way I have never met this women in person. The relationship started off very stressful She had a hard time sending me the paper work for me to sign. She didn't know how to send it for a electronic signature. She told me to go to a fax and fax it. She made no attempt to make this simple for me. I almost backed out at this point but she was very convincing. She is a good con artist. The rest of the nightmare I will make short. This agent never offered to do an open house. When she did do an open house I never got feed back as to what the people who went through the house had to say. In fact she didn't communicate with me ever. I had to reach out to her. During the open house she broke my awning when she tried to open it. She told me it was broken and I either had to fix it or she would sell it as is. During our emails she continued to challenge me about the broken awing. She became very rude. After about 3 weeks, when she told me I needed to lower the price by $20,000 or more I began to think I had been taken advantage of. The reason, she said, for lowering the price was that because of all the new construction in the area my price was not competitive. What?! Did this new construction just pop up in the last three weeks? Isn't it the job of a professional Realtor to do comparisons BEFORE you except the listing? Shouldn't that agent research all similar properties sold and properties still on the market so that agent can guide you from the beginning? I had enough. I wrote a letter asking to be release from the contract. In the letter I stated I was unhappy with the lack of communication with the agent. I also mentioned the lack of progress made. Eventually the manager, Patrick Gray and his boss, Bill Russo got involved, however, things are not any better. We have had no showings, no one answers my text, emails or phone calls for weeks. My house is being held hostage by Howard Hannah who refuses to relinquish me from the contract or do anything to help me sell my house.

      While the agent and the local manager were very friendly you have to be VERY careful when dealing with this company. Some things to watch out for: 1. DO NOT use their home inspector recommendations. These people are incentivized to make sure the deal goes through so they won't bring up things that could be a major issue. In my case the AC unit wasn't checked and Howard Hanna's Home warranty company said it it's a $4500 fix (This wasn't the case and was actually them trying to blatantly scam me... More on that in #2). There were also many minor issues that i found once it got warmer out like half the windows not opening. 2. DO NOT buy the HSA home warranty. It is essentially a scam and it's actually cheaper to fix the issues with a third party than use theirs. HSA sent out a company that tried to scam me telling me that I had pipes in my walls and the system needed to be replaced. I paid out of pocket for a second opinion and turns out almost everything I was told was a 100% lie. They continually tried to lie and back track but when they couldn't anymore all they offered was to take the several hundred dollars in fake fixes off the bill... As I write this I haven't had AC all summer and it's a big blame game between all parties involved and I now have to bring legal action.

      WHAT A TERRIBLE COMPANY TO DEAL WITH!!!!!! I bought a house using Berkshire Hathaway and Howard Hannah. I closed over 3 weeks ago. Howard Hannah refuses to remove the sign from my yard. When I called 8 times over the last 3 weeks I was lied to and ignored!!!! TOM MCDONALD told me I would get a call from the manager and guess what I never did. When I called back he told me he could do nothing and the managers gone. He hung up on me two different times. This is beyond unacceptable. They never even put a sold sign up so I still have people peaking in my windows trying to look into my home. This is the WORST Howard Hannah office I’ve ever seen in my life. I’m being generous leaving 1 star
