  Terrible company all around. Someone was always out on vacation and they couldn't keep paperwork straight to save their lives. Also, they know nothing about 1031 exchanges and almost cost me $10k in fees. Luckily, I did my own research and discovered that it didn't apply to me and saved myself 10k. Pretty sad when the customer has to tell the professional what applies and what doesn't. Look elsewhere if you have a choice!

  Watch your paperwork closely with this firm. HTC regards you as an open checkbook and will authorize on your behalf expedite and convenience fees that will be rolled into your closing costs. Everything from a $25 charge to get a fax copy of a payoff statement (that they had already received via email) up to a $595 fee for a "third party processing" fee. (That's on top of their normal $450 closing charges.) Reminded me of Office Space... "What would you say, you do here?" When I requested a digital copy of my final/signed closing documents, I received a couple dozen scanned pages back from HTC. The pack of hard copy closing documents was almost an inch think... Couldn't bother to take five minutes and scan the rest? My independent mortgage broker (Boston Mortgage and Real Estate) convinced me to go with HTC over my usual closing company that I had worked with in the past. Lesson learned, big mistake to go with HTC, never again. The only positive part of the transaction was they came to my home for signing due to Covid at the time, otherwise it would have been a one star rating.

  I’ve worked with Heritage Title for almost 6 years. I’ve tried other agencies but they don’t compare. Three complicated transactions done without a hitch. We just closed an off market transaction that was overly complicated and Heritage Title saved the deal! Coey Howe’s impact and influence with a probate attorney, lender, and clients made it all possible. Our closer Amelia Meza was critical in getting the deal done with out of the box requirements and executed with utmost professionalism. I can’t imagine working with a better team. I am forever grateful.
