      GR has been extremely helpful through the entire process of applying for a loan, closing on a house, and scheduling payments. They were also very understanding about cancelling a late fee that accrued due to a misunderstanding in scheduling my first payment. Wonderful customer service. Highly recommended.

      Adam Slack and his team at Guaranteed Rate in Wilmington NC are consummate professionals. They have refinanced several of our properties (we have rentals), as well as our primary and 2nd homes. Communication is excellent, they help make the process easy, and are masterful at meeting deadlines. Very pleased, will bring all of my mortgage needs there first.

      I really debated posting this review, but our closing had been so botched by Guarantee Rate Affinity and Tina Lomard, our loan officer. I don’t want this to happen to anyone else, and ultimately I just want the $500 I was told I’d receive multiple times for them dropping the ball more than once. My boyfriend and I bought a condo in Denver and everything had been going well until our closing went completely downhill due to their incompetence. I’ve worked within the real estate industry for quite some time and I absolutely understand that closings don’t always happen on time, but ours had been pushed back multiple times and nobody would give us a straight answer when we asked why our closing was delayed. Due to them dropping the ball and failing to communicate, our closing had been pushed back so far that we were forced to get a hotel and a lengthy uhaul truck rental - neither of which was a cheap expense on our credit card, especially when we’re already spending so much money on the purchasing of our new home Their inability to process a loan correctly caused a lot of issues for the sellers as well as our agent. We are extremely frustrated, and nobody from their company will make this right. This $500 they offered was meant to cover our debts they caused us to incur, and now when the bill is due nobody wants to work with us. I have gotten the runaround from Tina for over 6 weeks now, writing this review was the only thing I could think of to get someone’s attention and address this issue. Honestly, I wish I never went with Guaranteed Rate Affinity, I should have done better vetting of lenders, and that is a lesson learned on my part. This has been an absolute disaster in every sense and I will never recommend company. If someone in corporate sees this, please contact me. I just want the money owed to me, as said multiple times by your company for their mishaps.

      GR and my loan officer went above and beyond, and made the entire experience very seamless for us. I was able to lock in a rate prior to rates quickly rising, and the ease of signing documents through flashclose and other online methods made our closing seamless and quick.

      In the two weeks it took them to get a hold of me since starting my application, I was able to secure financing though another lender. Called me a credit risk with a over 800 credit score and clearly don’t know professionalism, courtesy and respect when dealing with individuals. When I informed them that I was moving to another lender within the organization, the VP I was dealing with then informed me he would close my file out so I would have to restart the application, threatened to stop doing business with my agent and other actions to ‘prevent’ me from leaving. Final straw was when they tried to lock me in at a higher rate than what I was expecting and claimed that a raised voice was threatening. Folks, shop around before you have to work with Guarenteed Rate. Could’ve saved some time in my financing timeline.

      Absolutely the worst experience I have ever had with a bank, mortgage, or financial company. Started process to refinance a home in May of 2020. Took until late December to get to a closing. On Closing day they sent the Notary to a home we had sold in another state. I had told them about this sale and where we would be in October and have the email and their reply to prove it. So the closing never occurred. I severed relationship with Guaranteed Rate and went with another firm. Within three weeks we are just about ready to close. Guaranteed Rate never communicated unless I asked questions. They locked me into a rate they quoted in May 2020 but didn't do it until Oct 2020 when rates were lower but stayed with the higher rate. I would not recommend this company to anyone even if they were the only game in town. A loan shark would give you better service.

      We started our refinance process with Owning in January and from the initial email correspondence we had with the loan originator, it sounded like we would be able to close the refi within a month, if not even sooner. During this process Owning did a merger of some kind with Guaranteed Rate. We had to resign all documents, have our credit run again, etc. Which was not a huge deal to us. The biggest complaint we have with this company is the lack of transparency in the process. We started in January, we had good credit, we had the cash needed to close, we met the LTV, our appraisal came back with the number we needed. Yet it took about 4 months to close our refinance. Throughout the whole process our loan originator and processor were both pretty non responsive to most of our inquiries. It always took 2 emails to always get some kind of a vague short answer. We could never get even an approximate date on closing or where we were at in the underwriting process. After our conditional approval, it took another 4 weeks for them to come back and ask us more questions, questions that should have been asked after a few days of reviewing the documents we submitted immediately on the same day of the conditional approval. We finally got fed up and contacted the director of customer service, Angela. She immediately assigned a rep to help us get through the process. Once the rep, Danny, was involved, things did start to move and he was extremely professional and understanding of our situation. He did everything he could to get us to closing asap. If their production team, who is the team that works with you through the process of your refi, was half as good as their customer satisfaction team, this would be a great company to get your loans with. Unfortunately, the production team we would give zero stars to, yet their customer satisfaction team, we would give 10 stars to. So unless you want to get management involved at every turn of your loan process, we would say stay away from this company. One last thing we would like to add though is that this could be because we were just unlucky to end up with a production team that lacked in experience and professionalism added with the fact that they were going through some kind of a merger during our refinance. Our personal experience is that it took us about 4 months to close on a pretty simple refinance.

      This is a warning for anyone thinking of using Guaranteed Rate for their next home purchase. Our experience with Guaranteed Rate Affinity and Scott B. Rosenberg (Loan Officer - NMLS# 15986471) was horrendous. Dealing with our loan officer was like dealing with a used car salesman and he was quite unscrupulous. He was not a trustworthy lender. We were misguided and provided with misinformation multiple times throughout the loan process. First there is the interest rate. Our loan officer initially provided a great rate for our pre-approval. Then once we found a home, that rate went up but as expected since interest rates slightly increased. He made it very clear to us that if rates went back down we could always renegotiate the rate around closing. Then as the closing date started to come closer and interest rates dipped considerably, I requested that we renegotiate. Scott's team was VERY slow to respond and he was constantly "working" on it. He then got back to us at the 11th hour only to tell us that he was not changing the rate and at this point we were too close to the closing to do anything about it. He purposely dragged his feet until it was too late. I have an 800+ credit score and I was receiving quotes from other lenders half a point less than what Scott was offering. This will end up costing me thousands throughout the life of my loan. Then there is the discrepancy with closing costs. Two days to closing we were provided with the Closing Disclosure. Although we weren't happy with our rate there was nothing we could do at this point. I just wanted this nightmare to end but it unfortunately continued. The night before the closing we were provided with the final closing costs to only find that we needed to pay several thousands more than what was initially disclosed on the CD. This included large discrepancies with the Title Fees, County Taxes (forgot to include), prepaid interests and initial escrow. All which were available to Scott and his team when he sent the CD two days prior. Scott did apologize and mentioned that he did a poor job reviewing the CD and didn't notice the discrepancies. If this was the only hiccup, maybe I could understand but it wasn't. I have to say I am extremely upset with the poor communication from Guaranteed Rate, Scott and his team throughout the process. I will never be using him or Guaranteed Rate again in the future and others should think twice before engaging with them.

      If I could rate less than a 1 star i would, this company is completely unorganized...it appears that none of the representative know the company practice or standards. If someone were to review the recorded conversations I've had with them, they would notice the several different responses I've received and the nonsense that I have undergone. I plan to file a complaint with every forum I can. I used them to finance a loan in 2016 and they were just as awful then. I have been attempting to request a verification of mortgage for several days now and they all seem incompetent, sad to say. I've spoken to some enthusiastic people but they can go but so far..
