  Setting up my account was simple and funding the first transaction was super easy. New user that just set up an account so I can't speak to the process once the deal is completed but, so far, everything is smooth!

  High quality investing platform with good volume/variety of deals and disclosures. Be aware you may face delays in interest or principal (or even defaults) from the developers on the platform while the yields of 7-10% also reflect this.

  I love use the FTF platform, makes mortgage note investing a breeze! I used to have to work with a third party for these types of investments and the process was very manual: getting documents notarized, having calls with the IR team, paying wiring fees, not knowing when a deal did/didn't close etc etc... None of those issues are the case with FTF! Simply select a property, invest, and then you're good to go! Sometimes the borrower doesn't pay back when expected but then you get a piece of the late fees and payments once they do. Also special shoutout to Mr. Zidek who is a star employee and keeps the trains moving on time :)

  Fund that Flip has been an amazing company to work with! They made this entire process very easy and have been very understanding of how complicated flips can be and all the challenges that arise along the way.   This year (2021) I have invested in six notes, or packages of notes, with Fund That Flip. While these notes are unsecured, the underlying properties are subject to first mortgages, and personal guarantees, held by a FTF entity. I find the platform easy to use, the disclosures complete, and the information provided regarding the structure of these investments thorough. I highly recommend accredited investors take a look at the Fund That Flip opportunity.

  FTF is a good way to access real estate investing for investors who aren't ready to invest in flipping themselves. I have so far made five investments, of those two are currently not paying interest and are at risk of default. In theory FTF has a pretty good track record of eventually getting paid, but I don't know if I'm getting a biased perspective due to my small sample size. The interest rate is pretty good, but the cashflow is less predictable than I expected.
