  This was my first experience buying a home and it was awful. Greg Smith rarely contacted me personally for information or documents that he still needed from me. He had only talked to me twice on the phone. He prequalified me for a FHA loan then I told him I wanted to try the USDA loan which he then qualified me for. I went house hunting finally found a house within my price range a week after putting in an offer and got turned down then the day before the inspection he called about my loan application saying I didn’t approve for the USDA loan and I of course did not have the 5K to dish out after him asking if a family member could dish out 5k in this pandemic. So why did he prequalify me for the USDA loan if I didn’t qualify in the first place. So now I’m left with no home. The whole process was a waste of my time, his AND the two realtors who helped me and a let down. So the next time I try buying home this will not be the place I go through. Thank you for nothing :)

We have discussed your case with your Loan Officer, Greg Smith, and unfortunately, he explained that it was really hard to close it with USDA as some fees were extremely high and back end ratios affected the process. In addition to that, he tried to get you a VHDA and save your EDM to minimize your loss but he wasn’t able to fulfill this.
