  Just wanted to share my recent experience with this mortgage company. I am a returning client as Van Dyke did a mortgage for me previously on an investment property. The first experience was difficult as acquiring a mortgage can be a lengthy process but I did go to closing with the mortgage. On my first mortgage with them they talked me into a 30 year fixed mortgage with 20% down and got me approved. My first payment on this loan I made was $12,000 dollars and continued to double my payments every month for the first year of ownership decreasing the principle on this property by $30,000 within the first year. At the beginning of 2019 I decided to buy another investment property so I called Van Dyke for a pre-approval letter and within a day I was assured no problems and they gave me the letter. I found a property and put a deposit down. The loan process started and as usual I had to supply all the necessary documentation. This went on for several weeks, back and forth emails giving all supporting documentation for the loan. It seemed like the more information I gave them the more they pried into my financials and asked for more. Now understand, the property I was purchasing was $120,000 and I was putting 30% down making this a low risk loan. I thought using Van Dyke mortgage would be an easy process as they already had my information and already carried a loan for me. After weeks of trying to get this loan and numerous emails felt like 50 or more I was denied. I could not believe it, I have over a 780 credit score and was putting 30% down. The explanation they gave me was unacceptable and seemed like an excuse to not give me the loan as I provided ample paperwork to prove I had more than enough funds to support the note. Needless to say I was able to work with the seller of the property and they gave me an extension on the property closing. With other resource I have in place, I bought the property cash. Van Dyke Mortgage has lost my trust and therefore would not recommend them for your mortgage needs. As you can see from my story this is how they treat returning loyal customers. If your loan shopping think twice about this company would not want you to have the same experience, try your local Bank or Quicken Loans. I have used Quicken before and there qualifying criteria is less stringent. I will not make this mistake again. I am an avid Google, Yelp, and Trip Adviser reviewer and rarely give negative reviews but thought it was necessary to share this experience with others. I wish you all the best of luck with acquiring your next mortgage as there nothing more rewarding than owning a home and the experience should be a positive one.

  I never go and leave reviews for anyone, but buying a house is not like buying a pair of shoes. I had the worst experience ever. I will never recommend this company to anyone not even my worst enemy. Rick and carol lied. You all made buying this house horrible. Worst experience by far. I wouldn't lie to my clients just to get a commission.
