  I have had bad experiences with Title One as both a home buyer and an officer in a Home Owner's Association board. When we were closing with the builder who would build our new home, the closing took many hours while Title One struggled to understand the paperwork from our lender. They kept telling us that we still owed the amount of our down payment, which had already been made. I kept telling them that I knew what I was paying for the house, and they were wrong. When they did finally figure it out hours later, they didn't even bother to apologize. As an officer in an HOA, I have experience with 3 different title companies and 3 different builders. The other builders and title companies follow our instructions when closing on new houses that are built in our neighborhood. Title One is biased toward the builder they work with, and ignores our instructions. They claim that we are making demands they have never seen before. But if that is true, why do the other title companies and builders comply with instructions? The only possible conclusion is that they do whatever the builder tells them to. This gives the builder an unfair advantage over the buyer.

  We had a great experience working with Title One when buying our first house. We worked mainly with Ken Taylor. He was wonderful, but really everyone else at the company who had a part in our closing with was friendly, informative, and helpful. I plan to work with them in the future, and would highly recommend them to others.

  Went for deed signing for selling parents house. Freindly, fast, efficient. Whole process was easy and quick, staff was very knowledgeable, would highly recommend their services to anyone who would need them.   My husband and I have used Ken Taylor at Title One Livonia in 2014 and again in 2020 and as soon as you walk in the staff greets you with kindness. Ken has always been very kind, informative and all around helpful with the closing process on our last couple of houses! I would highly recommend this title company!

  We used Title One as part of closing on our home. I was very happy with how smoothly the process went. We arrived a bit early with our realtor and amazingly, Title One was able to get us in earlier than our scheduled appointment. All of the paperwork was prepared in advance and provided to us for review, we were given copies after we signed, and all in all, the process was extremely pleasant and simple!

  I had a closing at Title One yesterday and I couldn't be more pleased. I had to close in escrow due to a situation that was out of their control. Once everything was finalized I received all the necessary paperwork within 24 hours. Mary Jo, Allison, and Deanne did a fantastic job!

  We used Title One for our closing on the purchase of our home and they did not pay out the final water bill of the seller even though they have the escrow funds to do so. This caused DTE to contact me, the new home owner, and shut off my water service until the old bill is settled. I've been trying to get someone from Title One to answer the phone since Friday to resolve this but so far no one has been in contact, I do not recommend them for closing in the slightest, at least not if you value bills being paid on time.

  At the signing of our house they were very attentive, but as soon as they got what they wanted they refused to call me back with a question I had. I played email tag with one of the representatives for 6 months about a quit claim deed. When I finally called the company 6 months later about getting a person added to the deed after the quit claim was completed, they gave me the run around for days. I left several messages. They said, 'we'll call you back' several days in a row, and never did. Poor communication skills. Not professional at all. Very dissatisfied.
