  Steve Runnells was a pleasure to deal with. Very professional and always quick to respond to emails, phone calls, or texts. He went above and beyond and was always available whenever we needed him.   Josh is AMAZING. My first time buying a home and Josh made the process seamless. He was always available to answer questions and to guide me through the process.   JOSH WILL GET IT DONE, PERIOD! I have been working with Josh for well over a year now. He provided me with the coaching and guidance that I needed to get my credit score where it needed to be in order to purchase my dream home. He is 100% determined and dedicated to his profession and more importantly, he has the knowledge, experience & expertise regarding ALL types of mortgage loans. He will guide you through the entire loan process and will be with you each & every step of the way to get you the loan that you need in order to get the deal done, JUST AS HE DID FOR ME! If you are self-employed as I am, the underwriting requirements can be very complex. There were many hurdles during my loan process and Josh worked tirelessly day & night with me to the completion of my loan always returning any voice mail messages that were left for him. He is trustworthy and has been extremely patient and efficient during my entire loan process. If you are a prospective buyer, he is the one! I recommend Josh to the entire state of MD. Josh has the NEEDED expertise that many other loan officers do not. Josh is outstanding at what he does and you will not regret trusting him with any/all of your mortgage needs.

  Josh and Steve at Tidewater are the Best. If we could give them more stars we would. They gave us professional, knowledgeable and personalized service in finding our new mortgage. They kept us informed and worked to get the loan finalized quickly in spite of the pandemic. We can't recommend them highly enough.

  Let me first start by saying the TIDEWATER TEAM was great. Josh Ambush (lender) was AMAZING he kept me feeling confident when I felt things were falling through due to the the builder lender telling me he couldn’t get the loan done. But Josh made it possible and told me not to worry about it and he would be able to do it. Also, Josh kept in contact with me faithfully and he let me know what was happening and what the best choices would be for me. This review does no justice bc I can't express how awesome he was he made it all possible NOW TODAY ME AND THE LOVE OF MY LIFE ARE FIRST TIME HOME BUYERS. I recommend the whole tidewater team for others to utilize trust me you will not be disappointed. I HONESTLY DONT THINK THERE IS NOTHING THEY CANT HANDLE. THEY WILL FIND AWAY TO GET YOU APPROVED.   I could not be happier with Tidewater Mortgage Services in Frederick. Josh Ambush was amazing to work with. I am in the process of buying my first home (closing in a week) and Josh has been amazing every step of the way. I was put in touch with Josh through my realtor and originally thought I would be a year out from buy a home. He was informative and patient when we first spoke. He gave me a clear picture of my finances and a plan to lead me towards buying a home. I did not feel sales pressure or push to make any decisions. Within a month, following some of the simple suggestions he made, I had made massive improvements. Within 3 months of talking to him I found myself pre-approved and looking for my first home. When it came time to make an offer, Josh was readily available with advice and information. I knew that I could call him and get my questions answered in a moments notice. His patience with all of my questions throughout the loan and closing process has been awesome. I have had many, many questions through this process and Josh was great! I don't know if he knew he was signing up to constantly reassure me, but he did a great job of it. (I am a bit of a worry-wart for lack of a better description) If I was anxious, he was there to settle me down with an email or a call. I have waited 40 years to own my own home. I could not have done it without him! I highly recommend Tidewater Mortgage and Josh Ambush.

  Josh really helped to minimize the pain of going through this, laborious refinance process....explaining thoroughly (upfront) what kinds of information and documents would be required. He always stayed in touch with us about what to expect next, and the anticipated timeline of completion. Whenever we called on Josh for assistance, he provided his prompt attention and professional expertise. It was a joy to work with Josh, and we will recommend him to others!

  Josh Ambush is an amazing and very knowledgeable loan officer. He fully explained the entire process upfront, so I knew exactly what to expect.
