  Funds were dispersed incorrectly at closing, leaving people not being paid. Very disappointed in my experience. Would recommend finding a title company with better attention to detail.

  The entire process is very disappointing and unprofessional. They withhold and remit extra tax that shouldn't have been withheld. We, as a seller, closed our sales with Stewart this Jul. They are very unprofessional and have zero knowledge on tax withholding regulation. Just one day before the closing day, They were trying to withhold 15% of the sales price of our property because they think we are foreign person, which was not in comply with IRS regulation, as we are the resident alien. They didn't communicate with us before and leave only one day for us to teach them what the regulation is. It was a lot of pressure as we might default the contract if we didn't agree on the 15% withholding. They didn't agree with us even we've shared from IRS code that the withholding is not subject to us. We then have to hire a CPA and attorney to show them the code, and then finally get the withholding removed and process the sale on afternoon of the closing day. In addition to the wrong practice of withholding tax, they remitted property tax to county which we have already paid. It means that they've caused us for a double payment of property tax that now we have to spend a lot of time working with county to get the money back. They are very unprofessional regarding any tax issue and will cause you more work and money to get it corrected. I would not suggest anyone work with them.
