If you are an appraiser, DO NOT work for these people, I have a 14 day net to be paid, it is in writing on Mercury Network, they deleted my late payment invoice and told me I'll have to wait. POOR company, DO NOT USE...then they give you a phoney email address and stop returning calls.

J Steele1If I could give zero stars, I would. I am the seller of my home and I accepted a back up contract with the people buying my home on February 24th. It went officially under contract March 7th with a closing date of April 7th. Using covid as an excuse as to not getting an appraiser out there in time, we extended the deadline to close for April 10th, so 1st extension. Then they said they didn't get the appraisal until the 9th but that was all they needed and now that they have it, it will go into underwriting and we should get an approval by Monday, April 13th so I signed a 2nd extension to close for April 15th. By Tuesday, my realtor is trying to get some answers, as we've heard nothing, and it turns out that they don't even have verification of employment for one of the buyers, something that should have been done in the first couple of weeks, before Covid! I was told I could still go into my title company and sign my closing papers on the 15th because that was all the lender needed, so I did and the buyers were being told they could close Thursday the April 16th, 17th at the latest but they wanted to be safe, so yep, I signed my 3rd extension to close Monday, April 20th. At this point, red flags are going up all over the place as we can now see by the lack of communication on the lenders, managers, assistants, etc at this office and excuse after excuse, that balls have been dropped multiple occasions on the lenders side and we are not being told the truth. By Friday April 17th, we were told they finally had the VOE and that it will now go into underwriting. So it was never in underwriting at all like they had once said. My realtor was then told by the supposed manager Wendy that "it would be like moving mountains" to get the loan out of underwriting by Monday April 20th but it should be out no later than Tuesday April 21st with closing at the latest Friday April 24th but she is supposedly on top of it. So guess what? Yep, I signed my 4th extension with a closing date of April 24th. It is now Thursday, April 23rd and after multiple phone calls by my realtor to get answers, we were told it was a UtahHousing loan and the underwriter didn't approve of the income until today but now it is fully approved today and the CD will be tomorrow with now a closing date of next Tuesday, April 28th. This has been the ultimate nightmare on both the selling side and I know my buyers side as they really need to move into their new home. My realtor has been documenting every attempt to get answers, every phone call, has saved every text message and documentation she has received throughout this entire experience because at this point, she believes both me the seller and the buyer deserve some restitution out of all of this nonsense. Not once has Julio Villabos gotten back with any answers to my realtor. This whole operation is EXTREMELY unprofessional and I'm still not sure if they are telling me the truth about being able to close next Tuesday April 28th. 2 months to close a loan is absolutely being negligent on their end. I plan to share my experience to anyone I know in order to prevent them from using this lender. UPDATE 4/27/20: Figure I will keep adding to this. My realtor sent me a copy of the text stating that the underwriter just approved the income on Thursday 4/23 and that we are dealing with a UtahHousing loan, didn't know this prior, but it will be locked in and the CD will go out on 4/24, the day I was supposed to close, and now they will close Tuesday. Well 7:30pm on Friday, we get notification that they didn't lock it in Thursday or Friday stating that the UtahHousing locks closed Friday at 11:30am. WHY didn't they lock Thursday like they said and why didn't they try first thing Friday morning?! No, instead they sent me a random addendum for me to sign stating that I had completed all the buyers asked me to do WAY back in the month of March. Yes of course those tasks are done, we were supposed to close a month ago. Now 5th extension is signed to hopefully close April 30th. We will see if they actually do their job. Nightmare
